Loan Officer Sonya Olson was a very customer focused
Let me start by saying that the mortgage process has changed considerably since the purchase of my last home in 2004 with many more forms and the amount of data requested by the underwriter to approve a conventional mortgage. Our situation was probably more unique than most consumers in that my wife and I were early retirees who had no regular income despite sizable retirement assets and a hoard of cash (5 years of cash to not have to draw down from investments during possible down market - investment sequence risk). Sonya was very creative in how we approached this problem to find a solution to get the loan approved. I will say that I spend at least 30 hours getting documents for the underwriter. At times, I wondered if the "One more set of statements" was going to ever end and provided my wife and I with some angst but Sonya was reassuring and, in the end, the mortgage was approved and closing went off without a hitch. I also competed the rates that FBC was able to get with my local credit union that I had my current house mortgage with and FBC was able to get as good a rate when we locked in (45 days prior to close with a 30 year fixed @ 2.875% and .875 points) and I was happy with the end cost for both closing and the total cost of the loan with interest. My only complaint stems with the underwriter at FBC on my loan who asked for information on two different occasions that had already been provided through the secure FBC uplink vault. This made me question this person's attention to detail and quality. I worked these issues with the loan processor who confirmed that the documents had indeed already been uploaded. Also, because of the 'new normal' of the underwriter having to understand any large transactions of greater than $5K and because we utilize two internet banks in addition to our local credit union to stay under FDIC protection, we had a more complex financial picture for someone to forensically digest. To aid the underwriter, I spent several hours creating a top-level summary CODEC document that outlined each file uploaded and type of asset, and a summary table showing these large dollar transactions (for example, a CD maturing with Capital 1 that had some sent to our Discover Bank Money Market account and the balance moved to our credit union checking account to pay bills). Someone that is experienced should have been able to take this document as a guide and been able to pretty easily understand the movement. Instead, I kept getting additional data requests from the underwriter asking questions that I had anticipated and already answered in this document. It seems like the person either didn't read it or was maybe not very experienced. If anyone from FBC leadership would like to discuss this issue that I had with the underwriter, please reach out me directly and we could like at the summary documents (I also copied in all the questions from FBC into these documents to answer in one place) that I provided and let you judge for yourself for development feedback for the underwriter. Everyone that I personally interacted with from Sonya’s assistant Elaine Soto, to the loan processor Elaine Thomas, to loan officer Sonya Olson were very professional and pleasant. My wife and I plan to spend our retirement in this home so I don't plan on going through this process again but I am glad that we had Sonya Olson as our loan officer to get us through it and I would pick her again if I was doing it again.

Refinance
I want to start off by saying how extremely disappointed we were with going through the refinance process with your company. When we started this process, at the recommendation of others, we made it very clear that we were going to be married in October 2020 and would need the process completed prior to then because we did not want our marital status or name change to present an issue or require us to completely start over. We started this process in August 2020 and felt that should be more than enough time to finalize. We were timely on what we needed, HOWEVER what we were not getting was the expected service from Cynde Velez. On MULTIPLE occasions, we were needing to reach out to Cynde to ask for a status update BECAUSE SHE WAS NOT COMMUNICATING WITH US. How can you go through a refinance when you are needing to reach out to the loan officer more than her proactively communicating with you? THAT WAS ABSOLUTELY INEXCUSABLE AND POOR CUSTOMER SERVICE. On top of this, once we were in the final stages of closing, we had to close and sign paperwork TWICE, ON 2 DIFFERENT DAYS. We had a closing date, someone came out and we signed the paperwork. Might I add that we told Cynde from day 1, the appropriate way my wife’s name needed to show on all paperwork. She was told this on multiple occasions, even through normal day to day contact. So what happens when it was time to close the 1st time, YES HER NAME WAS INCORRECT. ARE YOU KIDDING ME? How many times does a company and loan officer need to be made aware of THE SAME ERROR? There were also other errors in the paperwork, so we needed to advise Cynde. How ironic, Cynde was not being responsive and might I add, our wedding has already occurred and we are trying to do things appropriately. Thankfully Cyndi Parker got involved and helped get items moving forward. So we had to have a 2nd arrangement date for closing. This is not easy with having to work and allocate time in our day for a process that SHOULD HAVE BEEN SMOOTH. I want FBC to know how poor this experience was and Cynde Velez only added to this absolutely HORRIBLE experience.
