Sam Davis and his team are amazing. Not only going above and beyond with all the hard work needed to process the loan, but super personable and always make sure you know what is going on and are not mislead or left in the dark about anything. Even though this is my first home purchase and I might be a little biased, I stand by my claim that Sam and his team are the best in the business. I cannot thank them enough and really appreciate all the hard work and effort into getting me into my first home!!
Richard's Tip: Keep calm, and BREATHE. Everything is going to be okay, do not stress over things you cannot control and do not be afraid to call and ask about any questions or concerns you may have. Be completely transparent and trust Sam and his team 120% that they will take care of you.

Don't question anything or your loan will be unceremoniously cancelled
When I questioned Sam Davis about their practice of requiring the borrower to pre-pay for the appraisal, he told me to find another lender and cancelled my loan without my knowledge or authority. Being on a time crunch with a two-state move, this was catastrophic. Fortunately, higher powers (and cooler heads) intervened on my behalf and my closing was saved. His attempt to sabotage my closing failed, thank goodness. His staff, on the other hand, are very competent and easy to work with. My advice is to not deal with Sam Davis, if at all possible.
Wish I could do it over....with someone else
The officer had gotten harder to communicate with especially when it got down to the wire. The officer, for whatever reason, sent my information to the government 7 days before my closing date. My closing date had to be pushed back because confirmation wasn't received from USDA in time for me to close. The officer received notice from me personally 21 days prior to closing which gave him enough time to do what he had to do to send the information to the USDA and they waited till 7 days before the original closing date. In essence, I could have closed on the original closing date had the officer been more efficient with my file instead of procrastinating.
Latoya's Tip: Read reviews on the company before choosing your lender and be careful selecting a "preferred lender".
Sam and Dana are WONDERFUL to deal with. This is the 4th loan they have both helped me with. I wouldn’t trust anyone else except this dynamic team!!
