Had Higher Expectations
The saying to never climb the mountain before the project is finished, because the fall is harder to endure, stands true to this whole situation. Nobody talked with each other and everyone was quick to blame the other. I don't know if Marta is over worked and responsible for to many clients but maybe that is something you need to look into. The process was one struggle after the other. We have closed on several houses through the years and this one was the worst!
Jennifer's Tip: communicate with everyone involved and keep up with the changing paperwork don't ask to have everything sent in and not get to it in time and have to send all new follow through, if you lock the rate, lock the PMI

Where to begin...
In the beginning it was fine. Then about 2 weeks in, it got chaotic. When they need something they email and call you in a heart beat, but if you need anything from them, they do not reply or answer your phone call. It is about the 10th time you call that they happen to pick up, then when you ask them about the email you sent a week ago, they have no clue what you’re talking about because they haven’t read your email. You have to complain to the seller or someone for them to get their stuff together. Everything is last minute. If you need anything thing from them, its like pulling teeth to get it. And when you ask them what the hold up is, they give you some kind of excuse that doesn’t really give you any answer. They made the whole house buying process frustrating and stressful.

Communication could have been better
Not really the originators fault but I didn't hear from Jet Home Loans for almost 2 months after my loan went into underwriting. After reaching out to them come to find out my original loan officer is no longer there and I have to start over with less than 30 days to close (completion of my new construction home). I'm a pretty understanding person, things happen but this was egregious and they never said anything that resembled an explanation. Communication was further complicated by me being out of the country and probably COVID as well to some extent. In the last few days til closing which changed 3x (frustrating and the most frustratingis that the last time was on the day of) the explanation as to why the delays was lacking. The process itself seemed rather easy and efficient some nuances that may not apply to all situations could stand to be reviewed as they are a bit redundant and antiquated. Overall the experience was ok and I think my loan originator did okay given the circumstances.

Honest Review
My original loan officer left the firm abruptly without warning and with less than 30 days to closing Dream Finders had to scramble to find me a new loan officer which in itself was not a smooth process. I called daily and received the same generic message that everything would be ok and to keep going with the flow. Finally, I was able to reach my loan officer Tracy and he was a little flustered that I was two weeks from closing without a lock in rate and little information in my file. He asked me if we could start the process again by submitting all new documents and pulling my credit again. I agreed and he was able to get my file pushed out and rates locked in by the following day, which made up for the previous loan officer dragging her feet and abruptly leaving. After working with Tracy, I started working closely with Trevia Walker to close the loan and she was awesome. She was always one call or one text away. She kept me updated as much as possible, which I really appreciated. She worked really hard to close the loan by the closing date. Although we didn’t close on time because the construction portion was not completed we were able to close the following week. Also, I want to say my sales rep Maggie Layton was fantastic from start to finish. She really sold the dream product and has amazing customer service. Overall my experience wasn’t bad and it certainly wasn’t smooth on the financing side. However Tracy and Trevia did a great job fixing the issue and getting me numbers two weeks prior to closing. I would recommend Dream Finders! One more thing, I wish there weren’t so many restrictions and limitations on structural and builder upgrades based on the dream finder level your home is. If the client is willing to pay for it why can’t we have it.
Tyler's Tip: Even when the dream team is telling you everything is “great” or “good to go” please follow up and stay on them. Your file could potentially be seating somewhere not being worked.
