Only advice is to make sure client completely understands what is able to be considered income. Blindsided that many sources of income were unable to be considered due to backup requirements.

Nancy is amazing! We had a tough time finding a home... the first one with a builder we cancelled because they couldn't close us on time. The second home we called Nancy. We literally had 3 weeks at this point to close on a new home because we had sold our home. Unfortunately, home 2 had a multitude of issues! Nancy was so patient and understanding and completely felt our pain. Finally, home 3 was perfect! Nancy was able to close us in 2 WEEKS! Nancy and her team turned a nightmare into a dream come true. We are so grateful for her and would highly recommend her to anyone purchasing a new home!
