New Year's Eve Closing!

John, As I reflect on the loan process, I felt a bit compelled to write a message to you. You have a wonderful team of folks. They are all very knowledgeable and I had no issues with anyone on the team but the final few days of closing preparation were rather hard. I know this can be the case as everyone straps on their boots and proceeds to action all items not yet resolved. And add the additional pressure of end of year on both sides and it can be stressful. I had mentioned several times that the EOY was my busiest time of the year and I was hopeful to remove any hurdles prior to the Christmas holiday as I did not know how available I could make myself. I thought we were fine and ready to close until the final week’s requests. I wanted to share a few concerns with you in hopes it might help others and make your team that much stronger Once the “we are in processing” video is emailed, things tend to go quiet while the team works on “processing.” We expect some document requests after underwriting but underwriting happens later in the cycle so perhaps reaching out to your client every 2-3 days during processing would be helpful to provide a status of what is happening. It felt like everyone had gone silent. I do realize I am someone who regularly wants to know what to expect and what is happening while others probably prefer to avoid a lot of involvement. Anyway, we received requests for documents and supplied that information during the underwriting phase and prior to that. The final week before closing, we received numerous data requests that were challenging to provide as the end of the year is my busiest time of the year! Documents were sent via email and there were few confirmations that items had been received. I did not use the portal for this process which was my fault. It just seemed more time consuming to go out to the portal to upload items. Much of the personal finance information is confidential so knowing it was received by those requesting it was critical for me. There were many emails where I asked if attachments had been received. I think this is just good follow-up and allowed me to fully remove the emails from my email files. There were email requests that would be fulfilled and then the next day more items would surface. I believe that 1) ask for what is needed clearly and not the wrong time periods or wrong account numbers 2) acknowledge receipt of requested items and next steps with the information provided would be of great value. 3) Also, being able to send what is needed in a thorough comprehensive email would be beneficial. Receiving numerous emails with different requests becomes hard to manage and stay current when focused on current work tasks rather than focused on closing documents. Going back and forth between Loan documents and work was overwhelming the final week before Closing. Not everyone is on internet explorer or chrome etc. and so some files are not as easily converted to accessible status. As you are well aware, this is sensitive data and Banks and CUs are keeping these items more secure and not easily transferrable. I was taken aback by the assumption that my file conversion difficulty was my own doing. I work in an IT advisory firm and even though I work in Consulting Operations, I have knowledge of system capabilities and saving documents. The security of documentation and privacy concerns would not allow me to offer someone my password to retrieve and search within my internal banking sites. This is a violation of my employment agreement since I am using Gartner Property. I would suggest this not be offered as a solution in the future as it could be seen as a breach of ethics. Just my two cents. Finally, we were told a FED Ex would be to us on Saturday and we needed to sign with a notary and return by the closing date on 12/31(Monday). We waited hours on Saturday and there was no Fed Ex received. In fact we learned it had not been sent. We spent much of Saturday awaiting the documents and locating a Notary on a Holiday weekend. After several emails and phone calls, we were told that a mobile Notary was arranged for Monday afternoon. She brought the documents, we signed, and she notarized and scanned back to the Title Company. This should have been the process all-along! Up until the final week, everything had gone pretty smoothly so the intensity of the last week is still with me. Perhaps there is a way to get to underwriting sooner? Anyway, thank you for all the hard work! We do appreciate the last hour gymnastics! Being a new home owner has been a little stressful, but the loan process with George, Anna Decembre and Elaine Thomas was very easy! George was very detailed explaining the best options for us, and getting to the point. The closing process was a bliss, we also decided to use FBC Homeowners Insurance services, because it was not only the best quote provided, but the easiest way to do it.

Going above and beyond

When we hit a wall with a previous lender right at closing, Lee Utley and Tyler Ratay and team moved mountains in the matter of weeks to get our house closed. Words just cant express the gratitude. I know it wasnt easy but the team pulled it off and very quickly (less than a month really).

Home Loan- Tradition Lake Park

We found this process, while long, to be a smooth one. Jay was very knowledgeable and helpful. While we were surprised by the amount of information required of us given our high credit scores and the fact that we have 39% equity in the home, the process was generally smooth. The loan closing was great. All in all a great job.
