Poor Service, and scamming for a higher interest rate

I was disappointed with the service. We went with FBC, because it was the preferred lender for 13th Floor Homes. Also our Agent said it is better to stick with the preferred lender, as they know all the ins and outs of the builder. That it will be a smooth process. Well, very close to our closing, a little too late I thought, I received a call from Jorge to "lock in a rate." I called him back, and got his voicemail, which said "don't leave a message, Im on vacation????" I called the other person who's name was mentioned on the outgoing message, his assistant I believe, Anna. She never called me back. Then about an hour later, Jorge called me and said that he needed to get on a computer, and will call me within the hour in front of a computer. I waited over two hours for him to call me back. All this time I am out of town on a business trip, and don't have a computer. But use my phone as one. He quoted me 5.25%!!!! And told me I could "buy down" the rate to 4.70%. I said that was way too high. I was not happy with this rate. He did a big sigh, and said "Well if you can get me lower rates from re*****ble companies, I might be able to take it up the chain and see if I can get a lower rate for you." I was shocked and pissed. He wants me to do the work, like it was a game. I really didn't have the time, as I was on my business trip. But boy did I start the research. I felt like he was cheating us. I actually got busy, on my phone, and spoke to two different mortgage companies, and also did a Bank Rate and Zillow profiles for loans. ALL came back between 4.25% and 4.75% NOTHING was 5.25%. I got a total of 4 actual quotes from other companies, and the Zillow and Bank Rate Profile. One Mortgage Company even went so far as to say he was a crook, and trying to cheat us. I was so mad. My Real Estate Agent even contacted his lender, and she was lower. EVERYONE was lower than the preferred lender. And here's the thing, remember I said I thought he was calling kinda late, ALL the other lenders I contacted for better rates gave me two days to decide, because otherwise it was outside their 30 day window for approving loans. I didn't know that there was such a thing, and lenders need time, and wont take on the business if they cant help you, and they need 30 days. Jorge knew this, so he was putting me into a corner, and realizing that even if I found a better rate, and started the WHOLE loan process with someone else, they may not be able to make it work in 30 or less day. Very funny tactics of Jorge. Dishonest I, and everyone else I was dealing with, thought. We even called the builder, 13th Floor Homes, and got some joke of an excuse about this mortgage company and this agent. They didn't even help out. So, I sent all the info to Jorge, all the better rates that I received, all the emails, etc. He then comes back with 4.9% but I will loose the $2,200 credit from the preferred lender for closing costs. Again, cheating us. I said NO, I still wasn't satisfied with that rate, and there was no way I was loosing that $2,200 for closing costs. I also was still on my business trip. I went from Tampa, to Austin to San Francisco all going back and forth with Jorge, and him not returining my calls. Finally before boarding a flight back to New York, did we get it down to 4.75% keeping the $2,200. Now mind you, this was still higher than other quotes I had gotten, but it was now four day gone by, so the other lenders told me they couldn't help me as it was less than 30 days. So I had to go with Jorge and FBC. So I took the rate of 4.75%. I am very dissatisfied. I don't trust him, and I am going to urge 13th Floor Homes to reevaluate their "Preferred Lender." I know that other home buyers probably took that ridiculous rate of 5.25%, just because they don't know how or what to do in the home buying process. And they got swindled.

Gregory's Tip: Get a back up Mortgage Company in advance. ONLY go with FBC if they offer something at closing, otherwise there is no reason to go with them. The "preferred lender" status is a joke. Sure we only had to put down 5% when we signed the contract. If someone doesn't have the 20%, then that may be worh it, but we had it so that wasn't an issue.

Informative and compassionate

I would like to first start with how meeting Eduardo during a very difficult time in our lives lead to a great working relationship. Eduardo was very sensitive to our situation and understood we had little to no knowledge as to how this whole home buying process works. He explained every step in layman's terms so I could understand exactly what was going to happen and how it was going to happen. He made our journey easy and uncomplicated. FBC Mortgage and Brian Foose are the absolute Best‼️‼️

I was referred to Mr. Foose by my Terrific Realtor Kate Shields and Brian did an amazing job helping me get everything I needed together for the underwriter in order to get approved and be able to buy my dream home and he was very patient and explained everything clearly and simply so I could easily understand every step in the long process; that was at times confusing to me. New Construction Review

I was introduced to FBC Mortgage, LLC by Park Square Homes (PSH) in January 2018. I had recently gone under contract with PSH and had selected a loan officer from another mortgage company, but was advised in order to receive funds for closing from the seller, I was required to use FBC. I was not happy about this as I had been working with the same LO since October 2017. My initial contact with a LO from FBC fell short of being amazing or pleasant. The LO spoke very fast and did not take the time to explain information to me, and I advised the seller I did not want to work with that individual. I was transferred to another LO who I worked with over the next few months. There were many delays in the building process which had nothing to do with the lender. However, in November 2018 in one of my conversations with the LO it became apparent that he had become frustrated and some of the comments made during this conversation made me very upset. I felt that when you are in the process of purchasing a home, regardless of how frustrating the process may become, the LO should remain professional at all times and keep in mind that most consumers understand what they can & cannot afford. Also, if you have been working with a consumer for quite some time, you should understand how to work with & communicate with that individual. The seller advised that the LO may have been frustrated because there had been so many changes and delays, but I advised there was no reason for him to speak to me the way he did. I requested to only work with the branch manager Matt Andre, who was simply a joy to work with. I wish I would have started the process with him as he understood my needs, and the fact that I did not want more house than I could afford. I also shared my concerns with the seller and the lender regarding my interest rate not being locked, as it increased my monthly mortgage payment. If the seller and lender have access to one another's systems, they should be able to communicate a lot better in terms of what stage of the building process the home is in. The seller also questioned why the rate was never locked, which is what sparked the conversation with the second LO in November. Overall, working with FBC was okay but it would have been better if I had worked with Matt from the beginning and if the processor did not ask me for information that I had already submitted. This happened on three different occasions and it was very irritating. I would only recommend FBC if you are able to work with Matt Andre.

ToCarra's Tip: Keep a paper trail of all documentation that is submitted and know who you submitted information to.

THE PEOPLE I WORKED WITH WERE ABSOLUTELY GREAT PEOPLE. BUT MY OPINION IS THAT AS A CLIENT I DID TO MUCH WORK FOR THIS HOUSE. I FEEL THAT I SHOULDN'T HAVE TO DO SO MUCH WORK AS FAR AS PAPERWORK AND GETTING INFORMATION FROM OTHER STATES AND SO FORTH. I FEEL LIKE I WAS STRESSED IN THIS PROCESS
