The initial interaction was great, then came the screw ups which almost led me to losing a house. The manager Peter stepped in and assisted throughout the remainder of the process and got the job done. They could be a great company with some better organizational skills, just my opinion. The Loan processor Bonnie was fantastic and went above and beyond.

Fast and competent
The process of sending information as requested was fast and simple. Makes a big difference when you can do all by internet. We felt Jeremy was very honest and helpful with our loan.
Burl's Tip: The thing we did not like was the distribution of funds. We pay everything via the internet so when we received individual checks it was irritating. I had to go on line with each creditor, print a new statement as the one attached to the check was not readable. Addresses were wrong and if your paying off an amount that ends with .34 and check is written with .00 cents, it drives you nuts. Very inefficient. Also fed ex two payments as they were due shortly and did not want late fees to be added. Now it will take days to know if (1) they received checks via snail mail and (2) if it has been paid off.

We started out by deciding we wanted to kick the idea around of purchasing a new home for our family. After a few months of tossing the idea around we decided to "go for it" Knowing it was going to be a long drawn out process and understanding credit issues could be a potential reason to be disappointed we ventured on. Our realtor- put us in contact with Chera McCall-Johnson...after a 15 minute discussion on the telephone and a few things that we put out on the table from the get go she told us....I can get this done. After we talked about it at home we decided to give Chera and her team the opportunity to make our dreams a reality. Chera and her team talked the project head on. Going back and forth and asking for documents, emails, texts, phone calls....everything you could imagine they achieved everything they set out to for us......from the initial first phone conversation. I texted Emily, Cherea, Amy throughout the entire process and they answered regardless of time,questions, concerns, anything. Even the silly things we asked......they answered. Never left our side no matter what. All the girls on Team Cherea I tip my hat to. Couldn't have done it without them. I was also very impressed with the knowledge these young ladies had......very comforting. I want to say what meant the most was Cherea McCall-Johnson was at closing with us to discuss anything other thing we had in mind. Without Cherea and her team we wouldn't be living the American dream. Thank you guys for all you're hard work. Went fine
Everyone moved along quickly enough that we were able to close early. Communication was just ok as a few too many emails were sent to us at 5pm and we couldn't ask any questions until the next day. It took some proactive communication to make sure everything was on track. Our processor Diane was helpful.
Kevin's Tip: Be sure to ask about your options for locking in interest rates - this was unclear to me and our rate ended up increasing because of it. Also, to confirm my wife's employment they referred us to a third-party service that was in no way affiliated with my wife's employer. Luckily my wife had not given any personal information to that service before double-checking.

A Disaster
I have had many dealings with mortgages over the course of my lifetime I am also a retired Finance Director and had many successes in working with people in my organization. I know what it means to provide customer service. Over the course of the loan processing, I satisfied all requests for information concerning my financial history from FBC and its Underwriters. I also met all qualifications for the loan to be approved. About 4 days before my closing, I received a Disclosure document indicating an increase in my interest rate. This was a complete surprise and there was zero communication from the loan officer. Upon asking for an explanation, I was informed that the reason was due to a decline of my credit rating which FBC was already made aware that it was due to an error in a delinquent report sent by the merchant. The merchant confirmed with FBC approximately one month prior that the reported delinquency was sent in error. A written explanation was not yet received by me but FBC decided to increase my interest rate. When I refused to go forward with the closing with the increased rate, I was then informed on the day I was supposed to close that FBC would reduce the rate but would charge me a point anyway. My wife and I were so completely stressed over how FBC handled my entire closing that we felt we had no choice but to go forward. We are also asked numerous questions that should have been handled during the loan process . During the closing, which was scheduled the day after the original closing date, I then discovered that FBC decided to add additional charges for an auto loan payout that required a phone call from the title company to FBC to explain the other charges. In summary, FBC and their Underwriters did a very poor job during the loan process which ended up costing me thousands more in upfront cost and unnecessary stress to my wife and myself.
Joe's Tip: Don't use FBC.
