I can honestly say that Kelly and her team went above and beyond to make our closing as stress free as possible. They answered any questions I threw at them no matter how many times a day I called them. They were available and responded in a timely manner each time I needed them. They were also very patient and kind with all of my craziness. I appreciated that more than they know.
Tonya's Tip: Just make sure the HOA person is notified of the closing if they normally prefer to be there...it could just cause a ripple effect of minor issues for homeowner after move in date. (Like no hot water for 3 days!!) LOL :)

I needed a loan for more than my DTI would allow based on my personal income. Since I am co-owner of a company, I was able to use my company's assets/income as consideration for my loan amount. Dan Stenham and his team were able to get my loan approved for the amount I needed when many other lenders simply plugged in the numbers and denied my loan without any consideration for the assets of my company. Most importantly were the expenses paid by my company that added to my personal debt for other lenders, but FBC worked hard to show they were company debts based on the company making the payments. Unfair Judgement / Underwriter
Property address : 1131 Allegro Place Dundee, Fl 33838 In connection with regards to the above mention capture, a contract agreement was enter and agreed upon on into (06/15/2017) date, for the sale of this property in the amount of ($183,000) due the appraisal value coming in $2,000.00 more I believe the sales price was increase and an amendment to the contract of sale was done in which I never signed, nor did I agree to pay the revised sales price. As a result of this my loan with FBC Mortgage was suspended for the following issues, having less a two employment history, in which I provide supporting documentation for supporting I had a two year work history. ( I was hurt on the job and was out on workmen compensation ) and the owner's wife who is the bookkeeper put the incorrect dates on my verification of employment. The other was my debt to income ratio but I am really not sure why this was an issue as I could have paid off and closed any debt to reduce my ratios. (Our income is $5,169.87 and our proposed housing payment would have been $1,399.86 making our front ratio 27). My credit as well as my wife has been ran multiple times leading up to 10/04/17 and the report wasn't even 120 days old. Why was our credit ran after the application (8/14/17)? This is very disturbing, my wife and I are very disappointed in how are our mortgage was mishandled, misled,Totally lack of communication at times with the loan originator, professionalism and respect. I thought FBC Mortgage was a re*****ble organization as we were looking forward to being homeowners. They claimed that they worked hard trying to approve the loan. All they did was come up with excuses why they couldn't give us a loan. Myself and my wife was the one working hard to give every document for 4 months until time for closing that was asked for and every time we provide you with your requests, you come back with another mission impossible request to deny us our loan. SHAME ON YOU!
Bruce's Tip: By law illegally what FBC Mortgage did was not right and if I could get my message across to help someone else who may have experienced what I went through it could mean a lot. Everyone deserves a fair opportunity to become homeowners.

We hit both types above as Consumer and Realtor. I and my mother in law were the consumers and my wife was the realtor. We tried to be responsive to every request and for the most part met that standard we set for ourselves. Everything went well until the day before closing and I am not sure if that was nerves on our part but it seemed like parties within the company were not communicating with each other as we felt like we were providing duplicate information to them. We were advised that we had gotten the loan but still the underwriters were requesting more and more verification of our funds and the origin. In the end we closed, but I was afraid there was going to be one more document. My wife states she would use FBC for future clients because she is familiar with their process and would want to make the experience smoother. All of the personnel were awesome that were our point of contacts
Samuel's Tip: Be sure to have a realtor to help with the process, as there are issues that arise that could help with keeping the calm amongst all parties up to closing.

Fantastic experience
This was our second home purchase in three years. The first was a complete nightmare dealing with a different lender. This time around our builder recommended FBC and I can honestly say, it was the smoothest process. From the initial phone call to prequalify, to the document submission and then through closing, it was relatively hassle free. The team at FBC was constantly in touch with us and kept us informed throughout the whole process. There was a slight delay with the closing time due to some VA paperwork however; the team at FBC really pulled together, came through and pulled it off in a very short timeframe. Closing on a new home is normally a stressful process and after I spoke with them on the phone, both my spouse and I, were very relieved. With both of us being veterans, we have very high expectations when dealing with others, including businesses. The team at FBC really showed their honesty, integrity and appreciation for veterans with their hard work and superfluous customer service. We were both extremely happy with this process and for an office to congratulate you the day of, and the day after closing, it really showed their commitment to their clients and the importance of their satisfaction. Thank you very much for all your hard work and dedication. My family truly appreciates the plethora of effort and service you all provided to us. We would highly recommend FBC to any veterans, or military personnel, looking for a lender. Job well done!!
