Home Loans Today is a great mortgage company. Their staff is knowledgeable, pleasant and professional. By far one of the best in the business. Absolutely a joy to do business with a company that has real people who talk to the customer and the agent. The Mortgage Lender David answered all of my questions and kept me "in the loop” every step of the way. It was truly a hassle free closing and we closed on time. I will be referring more business in the future. It was such a refreshing experience to find a Lender that actually enjoyed doing a good job.

I worked with Stephanie for over 4 months during my home buying process. She did an excellent job. She always responded to my emails quickly and answered all my questions. When my loan was in underwriting and the underwriter had additional questions, she helped me to answer them. I would definitely use Stephanie again and would recommend her to anyone.

Excellent service!

I had a complicated situation and Ann and Vivian were amazing with immediate responses to phone calls and emails. They navigated my FHA file with a previous short sale, bk, prior low appraisal, FHA case transfer from different lender, and unique rental situation like professionals. When I introduced the FL Mortgage Credit Certificate Program to Ann, the entire office was approved for the program by the end of the day! The closing was in another city because the sellers had relocated and all docs were there in the early morning and it was super smooth. I can't say enough good things about Ann and Vivian and highly recommend. Im a homeowner again! :)

MICHAEL's Tip: If you are transferring an fha case # from a prior lender,start early bc it can take up to 2 weeks for turnaround from fha/hud, which is out of the lenders control.

Could have been better

We had many speed bumps along the way. Mark and I spoke initially and he mentioned he was going out of town for a few days and he would get back to me. Unfortunately, I had to call HIM back. Then our processor changed in the middle and some documents were "lost" in the transfer. I had to send duplicate information several times. They ( processors) could not seem to think outside the box about several issues we had which were all very minor. I respect the hoops that we ALL have to jump through with the banks now because of all the bogus loans that were made; however, I think this was really a difficult process and I have done this over 10 times, professionally or personally. Information relayed to us by Charlie was not passed along to Mark NOR documented. Information given to Mark SEVERAL times was not understood or passed along to Charlie. I get an email out of the blue after several days of sending information to Charlie that she was no longer working my loan and that Stacey was now working on it.

I would never recommend Home Loans Today

I was quoted a rate of 3.25% for a 10/1 ARM and I told Mr. Harvey to lock it. He contacted a short time later and informed me he had been given the wrong info and my rate would actually be 3.375%. I did not get final loan approval until 4PM the day before the closing. I was still being asked for documents as late as the day before the closing date. There was also confusion about the closing date. No one read the addendum to the contract changing the closing date so there was sheer panic one day trying to get the loan approved when it was not necessary as the closing date was approx. 1 week later. One of the excuses I heard was that the there was no underwriter for jumbo loans on site. I don't think it's fair to blame David or Susan directly for the issues I had but I will make sure to steer my friend and colleagues in Orlando well away from Home Loans Today.

Loan Review

Mark started the process off wonderfully, he was responsive, clear in his communication and led me to believe that we could close the loan in less than 30 days. As the process continued, he became less responsive (he was out of the office and had someone covering for him, she was also less than responsive), sometimes inappropriate and unprofessional in his communications via e-mail and phone and there were many mistakes that were made that led to a delay in closing by two weeks. If it had not been for the processor, Melea Rusk stepping in at my request, I don't believe this loan would have ever closed. She was fantastic and was able to salvage my confidence in the process.

Refinance loan through HLT and Phillip Ferguson

Earlier this past Spring, we got very lucky to have selected the services of Home Loans Today to refinance our home loan. When I first called, I had with me a code generated for me by Zillow, with all the details of the quote for a refi loan. Phil answered the phone and all I had to do was give him the code from the Zillow quote. He pulled it up, and we was immediately able to know exactly what I was after. We wanted to refinance our home loan, and from the outset Phil was very courteous and understanding. He listened well and was able to very quickly suggest the right loan product for us. With great wisdom, more than once he advice against what would have been mistakes on my part, such paying to buy down the interest rate when rates where going down. During the whole process, Phil was there to answer any questions we had. He showed the utmost professionalism at all times, and led us to a successful and satisfactory refinance process. I would highly recommend Phil Ferguson and the entire Home Loans Today team for either a new home loan or refinance loan.

Makes the process easy!

This lender gets it done, the right way, the first time. Mr. Harvey will give you a list of required documents they need to process your loan. Send him what he needs, log on to their system to e-sign required documents, and you're done. Have questions? When I call Mr. Harvey he picks up the phone and gets you squared away; no leaving messages and getting return calls 2 days later. Customer service is top notch!

Karen's Tip: Be organized. Have your financial documents in order so that you can submit them as they are required so as not to delay your loan process. Mr. Harvey is very responsive and will keep things moving if you do your part.
