Refinancing is a nightmare of paperwork when you're self-employed, but Fred Miller did his best to streamline and automate the process. He was my 1 point of contact throughout the entire process, which helped to speed things up and avoid duplication of effort. There were still several times when I was ready to pull the plug, but Fred talked me off the ledge and even took over some of the legwork himself. In the end, we closed the loan on time, with an absolute rock-bottom interest rate. I would recommend Fred and Home Loans Today to anyone looking for a loan -- especially if you're self-employed.

Home Loans Today - Mark Hoffmann
Mark Hoffmann at Home Loans Today was very helpful in my successful refinance loan. I provided all the normal paperwork (you can send electronically too.) My very low rate was locked and they even sent someone to my house for me to sign the closing documents - all in less than 30 days! Mark's co-worker Charlie Gold was very helpful as well. The closing fees were lower than other lenders too. Thanks Mark, Charlie, and Home Loans Today for a job well done!

Very competitive interest rate but agonizingly detailed application process
The loan officer, Ann Kelly, was excellent -- very friendly and very professional. FBC Mortgage, doing business as Home Loans Today on the Internet, is a direct lender but they apparently do not usually retain the loan or the loan servicing. The loan approval process was much more detailed and nit-picky than necessary in my opinion. Our loan/ value was 0.363 (275% equity)with a high credit score, yet there were many requests for additional documentation. My conclusion is that the underwriter was inexperienced and was requesting extra information to avoid making a mistake.
Shuler's Tip: Have all of your financial information well organized and be prepared to provide tax returns, 1099 forms, pension information, etc.

It all worked out fine, and I got a great rate, but the communication was substandard
There were several delays, which were not the fault of the lender, but the loan officer didn't communicate well. We often had to call/email him to find out what was going on, and what was needed. It all worked out in the end, but the whole process was more frustrating than it needed to be. A little proactive communication would have been much appreciated.

Truly, one of the best in the industry.
I closed on my refinance May 24, 2013. This was the very latest date that I had to close since I would have lost my locked interest rate and the generous lender's credit I was given since rates have gone up in the last 3 weeks. I thank Fred Miller from Homes Loan Today on his diligence and hard work to make sure I did not lose the great deal I was given. From pushing for final approval on the loan to working with the title company. I definitely recommend Home Loans Today. I did a lot of rate shopping and they gave me the best deal. When I found a better deal with another bank, Home Loans Today was able to beat it.
VICENTE's Tip: Return all forms and paperwork in a timely manner that is required from Home Loans Today since it can delay loan approval.

Eric was very consistent from the start until the end of the loan process. It went smoothly although there was a minor problem due to extended days for locked in but it was easily addressed. As promised, I was able to keep the low rate I desired. Eric was very responsive and abled to answer all my questions and clarify issues and terms unfamiliar to me. He can always be reached thru e-mail and by phone. Eric expressed his sincerity when he started to deal with me. I can feel that he truly thinks what is best for me and how could he be able to assist me in reaching my goal for this refinancing. Although I haven't seen him but I felt that I trusted his words and assurances. I hope he can always answer other future questions I may have in the near future. Exceeded all expectations
After over six months of dealing with my previous mortgage lender to try to complete a refinance, I decided to give Home Loans Today a shot and was overall very impressed. Everything went very smoothly, and most importantly, very quickly. Start to fnish, I closed my refi loan in about 60 days. During that time, I got very professional, helpful, and timely responses from Mark and his team. I received a very competitive rate and had minimal fees.
