Worked out fine
I found a very good rate via Zillow. I was nervous doing business with someone on line, but I checked the reviews. I was surprised to see lots of good reviews (like this one) that turned out well. I was also pleased to see a few negatives. What impressed me most was the reply to those negative reviews. As for my situation, I was able to lock at an extremely low rate just as rates were rising. This meant that the lender credit was significantly lower than I was originally quoted. I also had some trouble with closing dates that caused the lender credit to slide even more. Overall I'm pleased that I was able to get the rate. Michael Beshaw was responsive and trustworthy throughout the process. The web application and uploading made the process very easy. I would recommend Home Loans Today to others.

Biggest headache
IT took four months to get my refinance loan completed, mainly because there were so many incompetent people involved in the process. Too many people who do not understand what they are doing and kept requesting and protracting the process so that when it finally did go through, they did not give me the interest rate that I had originally locked in! If you have assets and income other than from a place of employment, I would advise staying away from this outfit as they are not very skilled in understanding anything other than the simplest concepts.

The overall process was smooth, loan closure timing was great, as was communication. My loan officer was top notch, as he worked all hours to assist me in any way possible. He also expended extra effort in trying to get me the best rates possible, and make sure no suprises arose.

Unbeatable Customer Service
As with a couple of other reviewers, I was skeptical of refinancing my home online and held my breath through each and every process. In addition to the process being so easy it blew my mind, my monthly payment was lowered by $150 per month and also had 10 years cut off the life of my mortgage! I am amazed at the ease in which this refi was handled, it could not have been easier. Dave and Susan were very responsive and professional and answered every question I had almost immediately. My first inquiry was April 30 and we closed on June 10. I would not hesitate to recommend the team at Home Loans Today!

Willing to work hard
Our loan was more complicated than most, to the point that another lender wouldn't even try to underwrite once they got the paperwork. Home Loans Today took it on and was willing to work hard to make the loan work and at an excellent rate. The process was not completely smooth (it never is I suppose) but Home Loans Today resolved issues quickly. Our loan officer was Stephanie Fera and I would highly recommend her: professional, competent, and responsive, she worked very hard from initial contact till our (on time) closing.

We closed our new mortgage on May 28, 2013. Kevin Houck is very consistent from the start to the end of the loan process. He is very responsive, professional and courteous. He can always be reached thru e-mail and by phone. We received a very competitive rate and had minimal fees. The loan was very straightforward. Ann helped us get a mortgage for our home purchase. We did most of our correspondence through email. She was great to work with. Answered our questions quickly. The rate was great (2.5% for 15year loan). And no surprise fees or anything.

If you have the time and patience
They had a great rate, held the rate lock, and closed at my home. The process, however, was interminable. I provided everything they asked for within days, was told that was everything, and then about once a week, something else came up. In fact, two days before the scheduled closing, already a month late, they tried to force higher homeowners coverage. That failed when I informed them that Florida law prohibited what they were doing. I'd go elsewhere if I needed a closing in a timely manner.

Unfortunately, there were delays caused by additional documentation needed due to program guidelines. This is not normal and I am sorry for any frustration that may have caused Throughout the delay we honored the interest rate as quoted despite the market increases. In respect to the insurance. Fannie Mae has recently changed their guidelines to state that condo policies (Or H06 policies) need to have the "replacement cost" for the contents cover ,at a minimum, the loan amount or the insurer needs to provide a letter stating that the amount insured is sufficient for the replacement cost of the contents. We offered both options to the borrower and were able to get the letter from the insurer, which satisfied the guidelines. I am truly sorry that this process was a frustrating and will be reaching out to the borrower to discuss further. I was a bit skeptical about using an "online" mortgage service for my recent refinance, but the professionalism and time that Ann Kelly took to answer all my questions put my mind at ease. Ms. Kelly was helpful and available every step of the way. She provided all the options and refinance choices and explained them all clearly and in detail. Home Loans Today also provided the best rate I could find at the time. I also choose to use the mobile notary signing service suggested by Ms. Kelly and the person that came to my home was also professional and helped us discover some errors in our paperwork (that we fixed the next day by Home Loans Today). Overall the process was painless (as painless as submitting and signing several hundred pages of documents can be...) and professional and I highly recommend Home Loans Today.

Loan officer Vincent Gambuzza was a caring, hard working representative on my loan application; and who did leave Home Loans Today fairly early in the process. Loan Coordinator Nina Niederman then took over my loan processing from there and expertly handled the many hurdles and complications that presented themselves right up to closing. I felt as though Nina was representing me... to Home Loans Today, and winning all the battles.

I initially plan to refinance with a local lender but when I saw how competitive the online rates were, I decided to do the online route. After calling about 5 lenders, I decided to go for Home Loans Today. My first call with Mark Hoffman was very informative and he assured me that their process is straightforward and simple.
