Phil was there when I needed someone to help me through all the paperwork and always had a solution to my problems. He would always listen to concerns and would always return calls quickly. He was kind, helpful,and patient. He made the whole process go through a lot smoother for us. Thank you Phil for being there for us. Dream Home Purchase
The process obtaining a loan is anything but pleasurable but I can truly say that it was a pleasure working with Phil Ferguson. All my questions and concerns were answered accurately and promptly even on the weekends! I received a comparable rate and the loan application and document submission process was a breeze, all done electronically. I wasn't too thrilled with the underwriting process but Loni Smith who joined in later spelled everything out in detail and followed through expeditiously with the insurance and title companies to keep everything on track. I ran into several problematic issues with the seller and almost backed out of the entire deal, but with Phil’s active involvement, I hung in there and finally closed on my new home on 6/24/14. In general I had a great experience with Home Loans today and would definitely return if I ever have the need to refinance or make a future purchase.

Phil Ferguson was very helpful, knowledgeable and kind. My transaction was semi-complicated in that I was selling and buying, but using two different title companies and two different real estate agents, so the communication was a bit crazy. Phil stepped in and handled the communication when it came down to the nuts and bolts of it. The only reason I didn't 5 star this transaction, was the underwriter was so over the top in wanting information and "explanation letters" it was a little off-putting - asking for my first born almost - but none of that was Phil's fault. It was just the way the underwriter worked. All in all, I'm happy. The loan will be closing in 2 days, and I will be moved in in 3.

Excellent Service from an Out of State Lender
I chose an out of state lender because of the special loan program called Home Steps that is not yet available in the State of Wisconsin. This was an FHA loan in which I was immediately pre-approved for. My Loan Officer, Stephanie Fera was the greatest! From day one Stephanie was in constant contact with me, sending information, checking on my progress with the home search and offering her assistance. She even gave me a list of the documents I would need when I was ready to apply for the loan; this gave me a head start in gathering the necessary information. Upon finding a home and finally applying for the loan, Ms. Fera was with me all the way. She explained everything to me in detail and was a constant e-mailer. I could not be happier with the service I received. Home Loans Today, as a Lender made the process easy, the down payment was low and I was informed immediately when interest rates dropped; I was able to secure my loan at a much lower interes rate than I expected. I would highly recommend this Lender and Ms. Fera to anyone who is looking for great customer service.

Best mortgage company ... ever!
Home Loans Today (HLT) is, hands down, the best mortgage company I have ever worked with ... and I have worked with quite a few. Not only did HLT offer the best rate, the service, accuracy and responsiveness of my team (Joe LaManna and Loni Smith) were second to none. If you are purchasing or refinancing a home in their states, consider yourselves lucky! I am very detail-oriented and organized and expect the same from my vendors, but HLT is one of the only companies I have ever worked with in ANY field that has lived up to those expectations. Let me just give you one example of many -- I was in the ninth month of my pregnancy at the time of our closing and HLT had the wherewithal to encourage us to move up our closing date so that they could verify my employment earlier (they were concerned that my being out on disability could cause a delay). Now THAT'S covering all the bases. Our RE broker was impressed and I have already recommended HLT to many people. If you are concerned with working with an Internet lender, HLT will make a believer out of you. Happy house hunting!

Outstanding Service
Phil Ferguson was my mortgage originator. He was joined later in the process by Loni Smith, the loan processor on the transaction. Both were highly experienced and knowledgeable about all facets of the transaction, and were very pleasant to work with. I found Home Loans Today ("HLT") on Zillow and had no prior experience with them. I decided to give them a try based on their excellent rates, low fees, and high review scores, which they really lived up to in my transaction. I was also comforted by the fact that HLT's parent company, Sterne Agee, is a major financial services firm. The process began by completing a online loan application. The website was really easy and quick to use. I then obtained a pre-qualification letter the same day, which was very helpful to have when making an offer in the hot SF Bay Area market. Once we found our home and wanted to make an offer, HLT was able to commit to getting us closed in 21 days. A quick close helped our bargaining power, as the sellers were anxious to close the sale and get moving to Texas. As the process moved forward, Phil was in constant contact about the various documents that were needed, and was very helpful in explaining technical matters. Loni was also extremely good in pushing the transaction through the final stages of underwriting. For example, FEMA's new flood insurance rules threw an unexpected wrinkle (i.e., the need to get flood insurance and an elevation certificate for the house) into our short timeline for closing the purchase. Loni kept the loan on track in underwriting while I wrestled with finding a surveyor to prepare the elevation certificate, and was very helpful and resourceful in jumping on the phone and helping me speed the process of locking down a flood insurance policy with the insurance agent. Long story short, I felt I was in very capable hands throughout the entire transaction. Moreover, HLT delivered on everything that was promised with respect to the loan terms; i.e., there was no funny business regarding locking down the rate or subsequent rate changes, no last minute or undisclosed fees, etc. It was a good, fair, and totally clean transaction. I would use HLT again without hesitation, and would be 100% confident in recommending my team, Phil and Loni, to anyone. Phil can be reached at 407-215-9114.

Fantastic Experience
I worked with Chelsea at Home Loans Today on a new 30 year jumbo loan and the experience could not have gone any better. Chelsea was extremely friendly, knowledgable, personable, and responsive and I felt like she was advocating for me throughout the process. She did an excellent job shepherding me through the process and if I had a question and she wasn't immediately available I would always get a call back very quickly. Overall, I would give Chelsea an unconditional recommendation and will be referring her to anyone that I come across who has a mortgage need.
