During the refinance process, Home Loans Today was very prompt and very responsive to all of my questions and inquiries (I had a lot of them). Whether it was by email or phone, all of my questions were answered and they delivered my home refinance on a schedule that was discussed at the beginning of the process. I would work with them again in the future if I needed to refinance a home.

Ok, but nightmare of a processor
Chelsea is very amicable. When I originally spoke to her, I had full confidence that everything would be smooth. It was my first home purchase and it was a bit naive to think that way. Initially, after all the documents were requested, I sent them over. Never heard back and assumed that everything was okay. Less than a week before closing, I start getting a barrage of e-mails of missing documents and how all documents were not wet-signed. I was not told everything needed to be wet-signed so I e-signed everything. No documents were checked until days before closing. The days leading up to closing, I constantly called Chelsea and Bonnie (the processor) to find out how much I had to wire for the down payment. I only had an estimate, but no one could figure out how much the exact amount was. On closing, I sent over more than what was expected to cover any unexpected costs. We obviously closed late since things weren't ready. After closing, I didn't hear anything from anyone except my realtor. I didn't know how much I needed to pay per month, who to pay it to, when to pay it. Closing was a mess and it honestly was a terrible experience for my first time buying a home. Chelsea was fine, but if you get Bonnie the loan processor, ask for a change right away. Only reason it was above 1 star was because Chelsea got me a great rate.

Quick and Easy to Work with
Called right away and gave me the details of the loan. Explained everything in a way that I could understand. The estimate of required funds to bring to closing was off and I had to bring more money than originally estimated. During the week of closing I received several calls requiring me to send documents needed right away.

Great Job by Dan and his team!
Dan and his team were very transparent the whole time with the process. HI team was readily available to answer questions by email and phone at all times and closing completed on schedule. I do have to say that my appraisal came back slightly lower than expected which due to this caused the company to only be able to give me a rate 1/8 of a point higher than I wanted but still was less than my current rate and what my lender was trying to offer. All and all I would definitely use him and his team again.

Long story short, Dan was very helpful and informative in the beginning. I asked Dan many a times throughout the process if we were on target to close escrow on time and he reassured me we were. Fast forward to the day before closing and Dan discloses that there's an issue with our home appraisal from two weeks ago that was still not resolved; this was something that was completely out of our, my husband and I's hands. If it were not for the seller of the home, we may still be in escrow. Needless to say we closed escrow late BUT the worst part of it all was that we had to pay a rescheduling fee for our moving services we had scheduled because we did not close escrow on time. Worst first time home buyers experience for my husband and I!!

A nightmare of lies and lost paperwork
We bought our home three years ago. The lender gave us a list of documents needed, we provided them and closed on our home without a problem. Dealing with Home Loans Today on our refi was a nightmare. They had the wrong payoff amount and I had to call our lender to provide an updated payoff. After the loan was approved, they continued to demand more and more documents. I uploaded scans into the system they provided, but half of the time they couldn't read my crystal clear scans, requiring me to send hard copies. Then they lost the hard copies. Bonnie Pater, the woman who collected the documents, continued to insist for two weeks that we had not provided the right papers. She went so far as to call our broker, without our permission, to demonstrate that we had not sent the correct docs. This was a serious breach of ethics and privacy. She finally "went back into our file" and acknowledged that we had sent the docs, but they were not "readable," so she insisted we send more hard copies (having already provided hard copies of same previously). She aggressively pushed us comstantly to send the documents, at one point telling us that it took 3 weeks for them to receive an appraisal, when in reality it took 48 hours. Having bought and sold real estate for 40 years, I have never dealt with anyone as rude and incompetent as Bonnie Pater. In complete frustration, we finally called off the loan having wasted 30 - 40 hours providing every single document she had requested and attempting to honor their endless demands.
