Refi Review
The beginning of the refi process was straightforward and timely. However, when the loan application processing began, there were errors in the information that I had to ask to be corrected, I wasn't given full disclosure at the beginning that 100% of escrow would need to be paid at closing, and I did not get straightforward answers about how escrow was calculated. I oftentimes received requests for items I already submitted- seemed a bit unorganized. When I had further questions about escrow payments and amounts, Anthony seemed to get aggravated and replied that he already provided that information and to read my emails. Not very customer service friendly. At closing, I had to have funds sent by a certain date; I set up a cash transfer to the Title Company's bank from my bank account for next day transfer, and had a one day buffer. My bank did not stipulate that it was an ACH vs. a Wire, and just stated 'transfer', and that the receiving bank would receive funds by the next day. I received several phone calls from the title company and Anthony that the bank didn't receive the money. I had to spend an hour on the phone with my bank tracing the transaction, and it turned out that it was an ACH, but that the title company bank hadn't processed or posted it. I then received a few emails from Anthony that "I was instructed to send a wire and I didn't follow the instructions". Not a very customer friendly response, and I discussed these interactions with the branch manager to make him aware of my experience.
Christopher's Tip: Ask for how much escrow will be required at closing so that you understand how much actual cash will be required; be prepared to receive errors and ask for them to be corrected; be prepared to see diminished customer service once your loan application is processed.

Terrible loan process and customer service
I had a terrible refinance experience with “Home Loans Today” and I do NOT recommend this LENDER. From the beginning, I was totally frustrated trying to obtain an update on the loan process, most of the time they stated that the application was still “under review”or my phone calls were just not returned. After 3 months they informed me that the loan application process had exceeded the term and the interest rate that I had originally locked in was not longer available. Of course the lender called and emailed with a new higher interest rate "offer" and with the "incentive" to close within a week (?) They were very quick obtaining my house appraisal value and it resulted $180K above the loan refinancing. I did pay $625.00 for Appraisal...WASTE OF MY MONEY!!!

Dan & Kara were great to work with, I initially started the process with Dan who assisted with getting me qualified for the loan, then worked with Kara after submitting all initial paperwork. Both of them were involved the whole way, and with my difficult employment history it was a nice feeling knowing these two were working for me directly with their internal underwriting dept.

Absolutely Outstanding From Start to Finish
This was not my first home loan. I could not possibly be happier than I am with the service I received and the great loan I got from Home Loans Today. Keith, my loan officer, called me within 15 minutes of my initial request to Home Loans Today. After, a brief conversation, during which he collected some information from me and verified that I could have the BankRate-advertized loan rate, we had an initial deal. Within a few hours, Keith and Devon, my loan processor, got me set up on their document transfer portal, and we were on our way. Keith and Devon helped me at every step in the process, responding to my emails and calls within minutes. They answered all my questions, ensured I delivered all the required documents and helped me meet my goal of closing the loan within 30 days. In addition, the Appraiser, Title agency and Notary provided by Home Loans Today were superb. Thank you Keith and Devon for my best home loan experience to date. The refi of our 2 investment properties was a challenge, mainly because of a very slow appraiser. There were also a couple of hiccups with underwriting, but through it all Gary Konkel was outstanding. He was kind, responsive, and helped solve any issues that came up. I would highly recommend Gary to anyone looking for a home loan !

Sorry to Say It...
We just finished the refinancing process. The loan came through with an escrow account which is not what we discussed (this was a topic we discussed multiple times with our loan officer over email before and after signing). Now trying to work with HLT customer service to get this resolved and it has been slow going. Very misleading conversations with our loan officer led us to this point so we feel like Home Loans Today misrepresented our final loan and isn't willing to take our request to correct the situation seriously. It's been about two weeks since the refi closed and now the loan is being transferred to Fannie/Cenlar (which probably means we'll have an even harder time finding a remedy). I have email statements from Home Loans Today ensuring us there wouldn't be an escrow acct and still they have been slow to respond. My impression from our experience - be careful with this organization.

My husband and I enjoyed working with Jody and his assistant Michelle. Jody provided a straight forward quote with loan costs and options. He patiently answered all our questions with consistent follow up. We appreciated the reminder emails and extra assistance from Michelle as well.
Roger's Tip: It might be helpful i you provided a comprehensive list of the extra documents typically required for self employed clients. I would also have appreciated an explanation letters templet. Having these two items from the start would save time for both the client and your office staff.

Dan is great, not so Troy!
Dan Sullivan did a great job as our loan processor. Troy really fell down on the job and made closing very difficult. He did not call when he was supposed to and called very late to change the time of the closing to one we could not do. Bless Dan for many calls to get it straightened out and get us closed when we were about to walk away from a very good loan. As it turned out, Troy sent a substitute and that was Dan's doing too. Troy called Maia Whitaker at the last minute and she did a nice job of getting the loan closed, although it was late because Troy didn't arrange the right paperwork for her.
Nancy's Tip: Work with Dan and Maia. Avoid Troy like the plague.
