The Loan Officer was very knowledgeable and helpful in guiding me through the loan approval process. The online process of uploading documents was fairly easy. The only issue I had during the process was that the rate quoted to me suddenly increased because the loan to value increased after a lower than expected appraisal, which I wasn't expecting nor was I informed of. Total disclosure in advance of the appraisal would have been helpful. Additionally, the appraiser did not consider existing homes on the market which had contingent offers and only considered homes that were sold several months ago in only the quarter mile radius instead of the entire city which significantly undervalued our property.
Roger's Tip: Ask for total disclosure on the conditions that went into the quoted rate.

While everyone was friendly, I was told (the day before closing) that i would have to bring in 1325 to closing because FHA loans will not cover negative escrows. It was money i was not prepared to bring to closing, if i knew in advance that would have helped me prepare for it. Other than that everything was great.
Monique's Tip: Very simple process for the no cash out refi, just rate reduction. Friendly staff.

Loan closing was quick. Anthony and Bonnie answered my questions. My only negative feedback is to reply quicker to phone calls and do not rely on email communication within a day of closing. A direct phone call within 48 hours of a deadline seems more appropriate.
