Smooth Loan Process and Great Experience!
Initial contact by Chelsea on July 10 and the loan closed 18 days later on July 28. Chelsea saved me with a great rate offer and I was happy that our experience working together was a great one. I'm looking forward to working with her again! Only advice to make the experience even better (although I recognize the stringent time constraint): 1). Go over the final HUD with the borrower over the phone before the closing 2). Be more accurate on estimating the fees and if there's a chance the final fees might be different, please be upfront with the buyer in the beginning and warn for that possibility. 3). Be more responsive to calls although I understand she might be very busy with other borrowers, but still need to focus on one borrower at a time. Overall, It was a great experience and the loan went through very smoothly. BIG thanks!

This is my first time refinancing with Home Loans Today and my experience has been phenomenal from the first time I made an inquiry up to closing. Dan was very upfront with fees and services. He always returned my calls and emails in a timely manner. The process took less time than I expected and although getting all paperwork needed could be a pain, Dan and Bonnie made everything go smoothly. I will certainly recommend this company to whoever needs mortgage assistance.

Someone dropped the ball
This should have been a seamless refinance. If the issues from underwriting had been addressed in the first 45 days lock, I wouldn't be writing a poor review. And, instead of making sure my lock was extended, it got away from them and I lost the rate I was going for in the first place. I believe the whole process was handled poorly; in addition, and this has yet to be determined by the fraud investigator, but during the time that Home Loans was processing my refi my credit card information was compromised and used to get a card and a pin number. It has not fully been determined that it was someone from this office, but no one else had all of my personal information and the capability in the time that the activity happened.
Carolyn's Tip: Don't pursue lenders from the internet; I have always used a broker I was familiar with; it just happened as I was accessing my internet information, I checked the rates and Home Loans showed the one I had been waiting for.

Dan was very knowledgeable and very professional. He returned my emails and calls promptly and was very helpful during the whole process. He was upfront and very honest with the fees, there were no surprises at all when I reviewed my HUD. Overall, it was a five star experience.

I was very satisfied with Home Loans Today and with my loan officer, Gary Konkel. He was able to lock me in at a great rate. Communication was great. My calls and emails were always returned very promptly. They were very efficient and my loan closed in a timely fashion. I would recommend this company.

Overall, I am satisfied to have closed my loan with an acceptable rate and decent closing fees. However, I have some concerns that will be addressed with Home Loans today separately. Although the appraisal piece was beyond Home Loans Today's control, it was one key item that took over a week to simply email to all parties, thereby causing undue stress and time/deadline crunches. I did not appreciate some very last minute items that were demanded from me, including a large and costly surprise that could have been avoided if addressed much earlier in the process.
Mark's Tip: Please remember that it is a stressful enough process without bring additional items late in the game, and regardless of the 'process' your clients still deserve good customer service.

He gave me a very good first impression and confidence which lead to a successful closing for me. I would 100% recommend using Home Loans Today/FBC Mortgage. It was a great experience working with Jody and Jessica. Both of them are always ready to help and very prompt and precise requesting necessary information, in their email communications. Especially Jody made the entire process smoother for me. I would definitely like to work with them again in future.
Parag's Tip: Ask for an estimate from Jody if he could provide how much you will need to bring at the time of closing and he would prepare a statement or very close estimate for you. This helps at the time of closing to make sure you have enough funds available.
