Beware: Team Approach to Mortgage Lending
Working with FBC's team was the most challenging and at times, frustrating, experience I've had through 9 home purchases. In order to receive financial incentives from my builder, I was required to use FBC. From the beginning - starting with the application process - there were hiccups and problems with filing and application on line due to bugs on the website. Applying over the phone was cumbersome and the person taking my application information was inexperienced and awkward. Throughout the process, my mortgage was handled by a "team." Over time, it was obvious team members weren't communicating with each other. I was asked for duplicate information several times and asked to communicate with individuals on the team separately. I never was sure which team member to approach with questions, concerns, or issues. Frequent responses from the team were "not me" - "contact someone else" on the team. This was frustrating and time consuming. FBC's website remained buggy throughout the process for uploading documents and signing docs provided by FBC. FBC's chose a very experienced title company with a long history working with my builder. The title company representative is very good, and she knows it. Her customer service during the process -arrogant and flippant, on occasion - was very off putting and unexpected from a professional with this degree of experience. In the end, the title company was a breeze to work with, but getting to the closing table was a stand offish experience to say the least. Following close, when I approached the FBC team leader, at the urging of the title company, with a question regarding the loan, I was blown off and provided a contradictory response to what I expected to hear based on interactions with title company representative. I see this as yet another example of left hand not communicating with the right hand on the FBC team.
James's Tip: Be prepared to over and repeat communicate. Expect to be passed around among the FBC team to get answers and solutions.
