the vast majority of reviews for FBC are very positive. The few that had issues all stemmed from the same situation - multiple requests for information some of which did not seem relevant and an apparent disregard for previous credit history and assets. Further, it felt like we were not trusted. I do understand that Federal regulations have complicated the loan process and ultimately we closed our loan (construction to perm) within the time frame that John indicated from the beginning. That was good. John was involved and I appreciated his efforts. I counted about 67 documents (some of them many pages in length) that I scanned, copied, obtained or created and submitted to FBC. Many were reasonable. Some, like college transcripts, IRS transcripts, letters of explanation, etc. seemed a bit much. There is a remedy and see "Helpful Tips" for a recommendation.
Frank's Tip: My tip applies to future clients and FBC. Clients should request a complete and detailed list of what documentation will be required. FBC should set future client expectations by providing that list of requirements AND explaining the process in a way that alleviates potential anxiety and annoyance.

Frustrating Process
We were encouraged by the realtor to use FBC to finance the purchase of a vacation home. It was a most frustrating process. We applied for the loan and were told what documents to provide. We provided the documents that were requested. After that they continued to come back requesting additional documents on at least 5 different occasions and many were documents that we had provided. We even gave them complete access to our accountant to get whatever information they needed. Each time they asked for documents, they were provided and then we would get an other email asking for more documents. I wish they would have told us up front everything they needed. They did background checks and credit checks which showed we had excellent credit and substantial assets. We could have moved investments to pay cash for the home, but did not want to move assets at this time. It would have been easier to do that than go through this frustrating process. They even wanted to know about financial involvement in charitable organizations and community organizations where we volunteered and had absolutely no financial involvement and had not been involved with some of the organizations in over 15 years. I really wish I had been provided a complete list of everything they would need up front. I would not have minded if they had come back one time and requested additional information but more than 5 times became so frustrating that when we would send what was requested we would anticipate that they would come back and be asking for something else. We were finally able to close the loan just before the rescheduled closing date which had to rescheduled to give them more time to process the loan. They were able to complete the loan process and allow us to close after about 6 weeks. John was nice to try to explain the process and he told us that it was out of his control as it was being controlled by underwriting who was just trying to comply with the Federal regulations. This tells me that underwriting certainly knows what boxes need to be checked off to comply with the Federal regulations and better communication about what is needed for the process which apparently underwriting knows what they need.
Glen's Tip: Be prepared to produce every financial document and tax form from every organization and business of which you have had any involvement. You will be asked to write explanatory letters about such things as a woman's maiden name versus her current name, and to explain things that you would never expect would need an explanation. Simply put, be prepared to be frustrated with what you will be asked to do and what you will be asked to provide. As I was told, the days of having a good solid credit rating, substantial assets and solid financials, and solid steady income is not enough anymore.

An average experience.
For the negatives- At one point I was receiving emails from 4 different representatives from FBC and it was difficult to keep track of which person was taking care of which parts of the loan process. Also, one person would request information that I would send in and then I would get another request from a different person asking for the same information. I do not have consistent computer access at work so I tried to indicate multiple times that I needed to use more phone contact. Phone calls were rarely returned when I had questions although I would intermittently get a short email response that I would not see until I got home later that night. I would have appreciated a little more feedback from the FBC end regarding what to anticipate as the general loan process progressed. It ended up seeming like the communication between various FBC team members was scattered/limited. My insurance agent sent a specific email to my FBC loan processor to pay attention to my correct active home insurance policy number. But, an incorrect/old policy number was entered anyway. This wasted my insurance agent's time and my time to clarify that I did actually have an "active" home insurance policy as FBC sent me a scary letter indicating they received a "notice of cancellation" of my home insurance since the wrong policy number was entered. For the positives - the rate was competitive and the loan approval process was relatively quick which was what I needed. Speed in the mortgage processing world is rare.
