Handled Efficiently and Timely
Good result with my first experience in online refinancing. Everything was handled on the phone or online except for the notary coming to the house for closing. I was skeptical -- but it worked well.

Poor Communications/Documentation
The company was very poor in requesting info from the applicant. We applied for a mortgage two months before closing and the mortgage came thru on the day before closing. The company repeately asked for documentation that should have been asked for at the beginning of the mortgage. This process was very inefficient and very frustrating for the applicant. You would think that a mortgage company would have a list of documents that are needed to cover every possible request from the underwriters, but this company didn't which led to some very frustrating and heated phone calls. I would not do business nor recommend this company to anybody!!!!!

I have reached out to the customer and apologized for his experience. Unfortunately, the lending process can be frustrating with the level of documentation that is required in today's market. While we attempt to consider every possible request, there is a delicate balance between requesting too much information up front and not enough. Home Loans Today Review
Phil was great to work with throughout the loan application process. We were a little apprehensive about applying for a loan and working with an out of state lender over the phone, but Phil was very supportive and provided reassurance during the entire process. Everything went smoothly and we were very pleased with our transaction.

The transaction was quite problematic and there was a total lack of communication on their part of critical information. There was a HELOC to subordinate and the total process took 90 days to close. At the 11th hour they tried to change the terms of the re-fi originally agreed to. Closing appt was made without consulting me on a convenient time for scheduling.

I regret this customer did not experience the level of customer experience we expect at Home Loans Today. The subordination of a 2nd mortgage is often times beyond the control of the new lender. A significant delay could have resulted in a missed lock agreement and resulted in the need for adjusted terms. We have repeatedly extended locks without charge in instances where it is beyond our control and ultimately we did the same for this customer. As for a lack of communication, we are routinely evaluating how we can better keep our customers informed and have made significant improvements as a result of this customer's feedback. Excellent service - and product - from an instate lender
First - let me qualify comments, I am a former licensed mortgage broker, and a current licensed real estate broker, so I am "familiar" (understatement) with the process. I found Phil at Home Loans Today through Zillow and figured I'd give him a try after talking with the existing mortgage holder and another couple of lenders. Phil provided everything we asked for in writing (good faith estimate / cost sheet) and proposed rate, within hours. (We couldn't get much more than a verbal estimate from others without first having to pay an upfront fee). There were a couple of minor issues with some of the documentation requested getting sent/received. (Technology doesn't always cooperate). However, that was easily corrected with a re-send / re-fax. Working with the government program (HARP), we expected a slow closing, and while the process wasn't exactly fast, we didn't have to wait for much longer than expected. Phil and his staff were fast to respond to questions, and we experienced a very good attitude from everyone that we communicated with. Our most favorable comment is that not only did Phil deliver the costs we expected, when we locked the loan, we actually got a lower rate than originally quoted. This is not always the case with other lenders. Since I have worked in the industry, I knew what to expect going in to the process, and was pleasantly surprised that things were EASIER than expected. I would highly recommend giving Phil a chance to earn your business. When / if, property values will allow me to refinance other properties, or when we get ready to buy other investment properties, Home Loans Today and Phil will get my FIRST phone call.
