Scott and his team did a great job. They made the process (relatively) simple and quick. They were thorough yet efficient and effective. Many of my friends have had difficulties and setbacks, including delayed closing dates with other lenders. I had ZERO such problems with FBC. I am quite pleased and I would highly recommend them.
Angelica's Tip: This is not a pain free process -- with any lender. But so long as you timely provide the information FBC requests, things will move along smoothly.

Pleasant, Professional, Compliant and Responsive at every turn, helping me close a difficult loan. Issues associated with my credit came up with regularity, all dealt with to conclusion, nothing was swept under the rug, and most everything was clearly handled without impunity. I appreciate getting near-conventional terms, arguably less than hard-money-loan rates on a difficult foreclosure credit history. Difficult to impossible with any other possible lenders. We did feel that the Unique scenarios that were in 2010, and continue to be, present in the Florida Market; along with otherwise stellar credit behavior should have compelled a lower interest rate. The 2% origination charge actually made the first year higher than a hard-money loan, but subsequent years were better. We accepted the conditions based on our plan to pay off the loan in 3 years which placed it at a slight (0.5%) advantage to other choices.
Mark's Tip: For loans that were difficult like this, a stronger willingness, or helpful plan, to help repair credit worthiness would be nice.

This is the second home loan I have used FBC mortgage and Scott Fosgate to process. Both were a wonderful experience! They were very helpful every step of the way and even helped to close my loan early.

Not pleasant.
As an applicant for a loan I was in a unique situation. Very young, high income, and buying an expensive property. I know it was hard to get me approved and sort through all of my financials, but I felt the process was much harder than it needed to be. Their team's communication was beyond horrible to put it bluntly. They asked me for financial documents for well over a month, and literally up until the day the loan was closed they were still asking for documents. Not only did they ask for more and more, which was somewhat understandable, they literally asked for the same document over and over again. I had already sent them the documents for specific things, and then they asked for it again multiple times afterwards. Do you not keep your emails? Do you not save documents received from your customers? Do you not communicate with your team and share these emails? I cannot imagine the complete and utter lack of organization that must exist at FBC in order for this to happen. Not only were these issues a problem, but it was always the responsibility on my end to follow up with them. I called them multiple times asking for updates on the processing, where we were, and if they needed anything. It was very rare that they actually approached me with updated information to let me know how the process was going. Luckily my realtor was truly amazing and had a personal relationship with the company, so he kept me in the loop, but I absolutely consider it FBC's job to take care of the customer and make sure they are in the know at all times. It is my impression that they have a chaotic and very unorganized system that makes them unable to satisfy a customer with a complicated application. At the end of the day they got my loan approved and they got it at a competitive rate, which is the only reason this is 3 stars instead of 1. But if I had to do it again I would look for a company that knows what customer service is.

Good home buying experience
Overall, I don't have much bad to say about my experience acquiring a home mortgage through FBC. Scott Fosgate was my first contact and very informative and helpful. I subtracted one star just because towards the end of my process, I didn't quite get the responsiveness to my questions that I did in the beginning. I also asked to be a part of the appraisal process, or at least would have liked to know when the appraisal WAS, but my request was ignored. I feel the home I purchased was WAY over-appraised, and I know that's not necessarily the fault of FBC, more to the company they keep.
Nathan's Tip: Stay on top of them closer to your closing date.

VA Loan
I did not get return phone calls in a timely fashion. Service was not friendly and sometimes was a bit rude on the phone. They did not keep me abreast of what was happening worth the loan. Maybe since my loan was a low amount, they didn't feel the need to go all out for me.
Carla's Tip: Carla Thomas was very helpful and seemed sincere when she called... I enjoyed speaking with Ms. Thomas.
