Will NEVER work with her again!
Karen was our lender for buying an investment property last month. She said that we could "lock in rates with 60 days out," but never reached out to do this. In fact, she reached out out with less than 20 days until closing, essentially FORCING us to work with her AND we could have locked in interested rates at nearly 2 points lower had she told us we were 60 days out. She then took NO accountability and became VERY unresponsive. We actually ended up taking he entire amount of the loan out of our house rather than work with her. The people working with her admitted that she had messed up, but we were given no restoration, no lowering of fees, nothing. In fact, they RAISED their fees with the final documents. I understand making mistakes but to have ZERO accountability is completely unacceptable.

Karen Grim needs to be fired
Karen Grim is by far the worst person I have ever dealt with in my life, from being unprofessional, insensitive, not caring about others time and simply just bring unresponsive. I left her 3 voicemails over the course of 4 days to still not get a reply or a call back from her. On the 5th day I was determined to get in contact with her so I called her 5 times is a row. She finally answered but with an attitude telling me that she is "a busy person,and that she doesn't have time to talk to all of her clients". I was in outrage because she was supposed to be my loan officer and IS SUPPOSED to be there to assist me with questions ans concerns. I was a client of FBC but Karen made me feel like I was someone begging her for money. She is rude on the phone and even on the day of closing her information was wrong and she caused me to give a down payment that was short. Advice to fbc, she needs to he fired. Advice to anyone assigned as karen grim being their loan officer, request a different person

I'm not sure what this field is for.
This has been an interesting process processing this load because USDA changed their system for March 2021 they had to redo everything that was already ion the system. I can't blame anyone for system changes so Karen & FBC did whatever they could for me to get this loan processed jumping through hoops for me.

Seems like they never sold a house before
The process was not too bad in the beginning. But it seemed as if the further along the process, the worse it got. Closing Was scheduled for 1pm. I arrived to the title company and was informed they never received a closing packet from the lender. I called the lender, who was not even aware there was a closing scheduled that day. 5:30pm came around and still didn’t get keys until the next day.

amazing company both the loan officer and the processor worked with me step-by-step throughout the whole process and made it very easy and less stressful And did whatever it took to help me get approved they also help me fix my credit I would definitely recommend FBC mortgage to family and friends

Company Needs Work
The beginning of the experience was smooth. However, FBC needs to work on their communication when it comes to USDA. they kept setting a closing date and pushing it back by weeks and I had no idea why. Underwriting was very simple with Gregory Thomas as my processor and he kept me very motivated. Overall, FBC just needs communication help.
