The staff is ok, but their rates are terrible
My husband and I used FBC Mortgage as it was the prefer lender of our builder and they offered incentives for closing costs. However, they have so many fees that the incentives were reduced from $8,000 to maybe $4,000, compared with other lenders. The process was lengthy due to delays in construction, that I understand the lender has no control of. Regardless, they could have done more for us as the customer to be fair, since the interest rates were increasing and it was no our fault that there were construction delays. Our initial interest rate, back when we signed the contract with them, was a lot lowered than what we obtain at the end. We feel that there was no communication between the builder and the lender and this resulted on us obtaining a higher interest rate. The lender was able to lock the interest rate 60 days prior to closing, and they waited until 30 days from closing, rushing everything in the end. Even then, they gave us the higher end of the interest rate at that point. We checked with other lenders that offered us a better interest rate and they said to send them a quote from the competitor to match it or beat their offer and later they barely reduced the interest rate they offered us, without even having the courtesy of actually matching what the other lender had offered us, using as an excuse that the market had gotten worse. Of course it got worse if they waited until the last minute to lock the rates! And they added a few additional fees that were not even disclosed on their initial estimate saying that they didn't know about them... Unfortunately we were obligated to still go with FBC Mortgage, since sadly we needed the closing cost incentive.

Your loan originated in January and the rate was 4%. As with any new home, there’s interest rate risk while the home is being built. In order to avoid costly interest rate lock extension fees, we don’t suggest a borrower lock their interest rate until the builder confirms an exact closing date. Once the builder confirmed their closing date, we locked the loan on 9/16/18 at 4.875% with no points. You provided us an estimate from another lender and we agreed to lower the locked rate on 10/4 from 4.875% to 4.625% with no points. We didn’t charge you any additional fees than what we initially disclosed to you in January. In fact, total closing costs & prepaid items were estimated at $10,404 on 01/17/18, and again, they were estimated at $11,023 on 09/16/18. The fees were estimated at $10,999 on 10/04/18, and the actual closing costs & prepaid items on the final Closing Disclosure were $9,946.08.FHA 30 Year Fixed Florida

The great thing about FBC is they give you the list of things they need at the start and then dont bother you until it gets close to the signing. Everything went smooth and very professional.
