A Disaster

I have had many dealings with mortgages over the course of my lifetime I am also a retired Finance Director and had many successes in working with people in my organization. I know what it means to provide customer service. Over the course of the loan processing, I satisfied all requests for information concerning my financial history from FBC and its Underwriters. I also met all qualifications for the loan to be approved. About 4 days before my closing, I received a Disclosure document indicating an increase in my interest rate. This was a complete surprise and there was zero communication from the loan officer. Upon asking for an explanation, I was informed that the reason was due to a decline of my credit rating which FBC was already made aware that it was due to an error in a delinquent report sent by the merchant. The merchant confirmed with FBC approximately one month prior that the reported delinquency was sent in error. A written explanation was not yet received by me but FBC decided to increase my interest rate. When I refused to go forward with the closing with the increased rate, I was then informed on the day I was supposed to close that FBC would reduce the rate but would charge me a point anyway. My wife and I were so completely stressed over how FBC handled my entire closing that we felt we had no choice but to go forward. We are also asked numerous questions that should have been handled during the loan process . During the closing, which was scheduled the day after the original closing date, I then discovered that FBC decided to add additional charges for an auto loan payout that required a phone call from the title company to FBC to explain the other charges. In summary, FBC and their Underwriters did a very poor job during the loan process which ended up costing me thousands more in upfront cost and unnecessary stress to my wife and myself.

Joe's Tip: Don't use FBC.

Nice people. Difficult and arduous process.

Those we worked with at FBC were nice, thoughtful, and courteous. But the process was long and arduous. We submitted long sets of data on seven occasions - with some duplicate requests. We lifted our credit bureau security freezes 42 times (7 times x 3 agencies x 2 people). Part of this was due to the fact that we're retired with assets but little income; part due to increasing real estate legal complexity, and part due to moving our closing date once due to a storm. But the process was extremely time consuming. We spent more time with the mortgage company, than we did with the builder. Just glad it's done.

Douglas's Tip: Be patient.

Great service

Mark and his team were able to get us closed even though we had a hurricane slow us down a bit. Things happened at the last hour to get us to the closing table but I guess with loans in today's time that is all normal. We will continue to refer people to Mark and his team.

From the first to last telephone conversation Mark was very professional and informative. He reviewed our loan options with us and came up with the best loan for our needs. Anna and Sharine were also very helpful during the 6 months of gathering bank statements, payroll information and 401k statements. They were great in keeping the required paperwork flowing for the underwriters. We will certainly recommend FBC Mortgage to anyone we know and will meet in the future because of the home town feeling we experienced during the loan process from Mark Minadeo's branch office.

Great Experience

Everyone was very helpful. I just wish someone would have explained FHA loans to me but the title company did a wonderful job explaining this to me.

Joyel's Tip: Explain the different types of loans and give options for different loan terms year mortgages.

A dissapointing Experience

From the beginning our understanding of the mortgage process to obtain a Minto home was completely different than the actual experience of obtaining a conventional mortgage. From the time we had our discussion for pre qualification of obtaining a mortgage until the time we actually closed there were nothing but frustrating issues and requirements to obtain the desired results. After we gave our deposits we felt like we were victims of the captured process. We were promised time and time again that we had completed the process only to find out that a long an arduous underwriting process remained in order for us to close. We understand that a typical mortgage underwriting process could result in extensive research and proper documented documentation. Having said this, our accountant as well as the both of us began to question the logic of certain underwriting requests for example, I had a request to explain why a contested Lord and Taylor charge with a zero balance from many hears back, was so important for me to be told that if did not respond to the issue we would be in jeopardy of being in default of obtaining the mortgage.There were other underwriting duplicate questions which prompted us to resend same information to the underwriters which resulted in costly accounting/CPA charges. Finally the actual closing depicts the experience which we are trying to describe. Over the last two week before the closing we were told to schedule our flight to meet the deadline of the closing. I believe if you speak with Founder's Title Closer Jacky, she will corroborate our recollection of the chaotic and untimely closing which took us from 12:00 to 4:00. We in fact were told to leave the closing while she had to scan documentation for approval. She apologized many times over for the highly inconveniencing of the laborious closing. We have moved on and expect to have an exciting life at our new home.

Construction Loan

There seemed to be many people working on our construction to permanent loan. Mark was the main contact, but everyone on our account was very helpful! If we had a question or concern we could reach out to them and hear back pretty quickly. During the construction loan period, it would have been nice if they would have followed up with us in the status a bit more and eve talked to the builder directly (including us in) on the status. The "fixed" rate would have been nice to lock in earlier, and not be penalized for the builder taking longer and the rate increasing by the time we closed. But even at the end with our issues with the builder, Mark and his coworkers continued to help us as much as they could. We really appreciated it. Sometimes it was a bit confusing who we should ask our questions to, but everyone always pointed us in the right direction.

Lara's Tip: The one thing we felt was a bit unfair is the borrower contractor agreement stating the terms of exceeding the contract loan completion date. As both we and the builder signed the agreement, yet the builder did not feel responsible to pay it. I would tell future clients to discuss this with the builder ahead of time.

Service Personified

FBC in general and Mark Minadeo in particular was great to work with. I had a lot of questions at various stages and Mark was quick to respond and always service oriented. I could e-mail him, text him, call him: he always got back to me promptly. While there is plenty of paperwork to be done, FBC made it easy to get it done, with helpful guidance and a great web site. No brainer when you want a mortgage from a team that understands the needs of the borrower got to FBC.

David's Tip: Don't be afraid to ask questions.

A Star that shines bright! That is how I describe Mr. Minadeo quick responses, quick actions and ease to do business with. Every step of the way he had me locked into his calendar for great follow ups. He stayed close by but never hovering. Got things done right the first time around. I truly appreciated all of his attributes because getting a mortgage can be a nerve wrecking experience...
