Everyone I worked with at FBC treated me and my husband very respectfully. They were very nice and clear when requesting documents. The only downside is documents were requested at the last minute. Also, some of the requests seemed ridiculous but I'm not in the business so I don't know the reason behind the requests. Overall, we had a good experience.

how to frustrate your client and lose customers
This was the most frustrating thing I have ever done. Every time we thought we had all the information they asked for they wanted one or two more things. Some of the items that were requested had nothing to do with our ability to pay back the loan. I had more than enough money to cover the entire amount of the house in my retirement accounts. The amount we paid for our current HOA has nothing to do with our paying back this loan. Also when we got to the day of closing one hand did not know what the other hand was doing. I did not know the amount I needed to close until one hour before we were to close. This is outrageous.
John's Tip: Have everything from the day you were born until the day you plan to die ready for them because if you did one thing out of step you won't get a loan.

Excellent Loan Officer!
The new mortgage process is brutal due to new regulations however the loan officer for FBC that I worked with made it bearable. Debra was wonderful with her communication. Whenever I would email or call her she was quick with a response and helped ease my mind throughout the process. She made sure I knew every step of the way what was going on with my mortgage.
Bretigny's Tip: Make sure you have a decent credit score and try to clear out as much debt on your credit cards as possible before beginning.

We are grateful for the closing costs, but can't believe the last minute grief we were put through. We had asked more than 30 days in advance of closing what docs were needed.mwe weren't given a list of what was needed until 8 days before closing. When we supplied that we were asked for more. And everything came after 7 pm at night, never allowing us to get anything submitted that day. We were seriously considering going elsewhere. If we had more time, we would have.

Everything went smooth, Debra Clark was wonderful, Very fast to answer any questions we had. This has been the best mortgage experience we have had by far! From application process to closing, all the people who worked with us were very professional and met all of our needs and expectations.

worst experience for a loan ever
The rude and unprofessional manor in which our loan was handled was unforgivable. I really don't want to even type all the problems out. This is our first contact after we completed our loan, weeks after. I complained multiple time with no result. I will be sure to express my opinion to every person I can and that I see looking into using company.

Worse lender
This was the absolute worse experience I have ever had buying a house. They didn't know what they were doing, no communication, & had to redo every document about 10 times because they wanted it worded a different way each time. They were very rude & hateful to myself, my husband & my employer who was more than helpful. Debra had two other women supposedly helping her & that just made things worse, no one knew what the other was saying or doing. They only decent thing about it was Raquel was helpful.

VA Documentation
Our builder, Maronda, recommended FBC to us, and specifically pointed out the benefits of the VA program. While our loan was processed and closed very quickly (less than 30 days) it was not without it's hiccups. Though I realize there can be "hiccups" in every process, it's when they can be avoided that I feel the need to provide feedback such as this. First of all, I appreciate the fact that our loan did close very quickly and know this didn't happen without the care and dedication of your employees. Secondly, Debra was amazing! I appreciated her concise messages and the way she made the entire process run smoothly. Debra gives the customer a feeling of comfort and control as she handles the loan process. Unfortunately, it was when the documentation was passed on to Raquel that this comfort ended and stress began. Two weekends in a row, Raquel expressed "our loan will not close on time" without a "Certificate of Eligibility". Since we had been very quick to respond to Debra and get her all the forms we knew to get her (within 24 hours in fact) it was frustrating to hear that there was another document needed that could prevent the closing. As customers, this is not something that should concern us as it is not within our power to attain. In the end, we contacted the VA in St Petersburg and they were able to process the certificate within a few hours. They also told us FBC is trained to know how to handle all types of VA loans, though by this point it seemed additional training was certainly needed. The confusion, for Raquel, seemed to come in processing documentation for an individual in the Army Reserve as opposed to Active Duty Military. We were asked by Debra to provide a DD214 at the beginning of the loan process, which we did. When Raquel later saw this form, she determined only those who are released from Active Duty receive such documentation as this is how it works for Active Duty Military. In the Reserve, you receive the DD214 when you are released from Basic Training, Deployments or any other training you are given specific orders to participate in. This does not mean you are no longer in the Reserve, which could be deduced by the fact that we had provided not only the past 2 years tax returns, current Military ID, recent paystubs and recent bank statements showing direct deposit to our account from the Reserve. In the end, Raquel called and said that was not sufficient and she would need a Service Statement - "just ask your CO for it and he'll know what to provide". The CO provided what he thought was the proper information being asked for, but we were later provided with a document by Raquel which states what should be included in this statement and it was not complete. When you're in the Army Reserve, it can be very difficult to reach your CO as they are also Reservists and hold different jobs FT during the week. This added stress to Jerry as he had already spent a 3 day field training exercise tracking down the CO for the original documentation; only to realize he may need to track him down again for a revision, this is not an easy task. In the end, the VA in St Petersburg said all that was needed was indeed the DD214 which had been originally supplied. Unfortunately, Raquel called both times before the weekend, which made for stressful weekends as we tried to determine how to fulfill the requirements and what we would do if the loan was not processed by the August 29 closing date we were given by FBC. All of this could have easily been avoided by simply using the DD214 we originally supplied and submitting the paperwork to the VA for the Certificate of Eligibility as soon as the loan process started. Hopefully, the above explanation can help future Reservists avoid similar frustration.
