Robin's Tip: It may be helpful to inform clients that wire transfers are usually not able to be handled by a phone call to the bank, but will require a visit to the branch. I was not aware of this and other clients may not know this, either.

Daniel's Tip: Explain permit process minor or otherwise for repairs, building or such and how it effects title search. Seems permits carry automatic leins and certain types of forms need to be signed.

Getting approval for a mortgage is now an incredibly intensive experience. I was blown away by the amount of paperwork and level of detail that was needed. The FBC staff helped us get through this - not without pain, but with a minimum. There were some real complexities with this purchase. John and his team found a path that got us the mortgage we needed at a very good rate. They even came through at the very end when our realtor put in a last minute kink. All in all a great job.
