The whole process took a little longer than expected (~5 weeks). My previously refinance took 14 days from initial application to closing. However at the end of the day I'm happy with the lower rate and savings.

Very Pleased
I was very pleased with the process. Simple and easy. I had bought a second home in December where it took me 90 days to close because the broker over promised and under delivered. I ended up with a higher rate than told thus I had to close the deal and then look to refi immediately. This lender walked me through the process and it went as expected and I got a great rate.

It was smooth experience working with Jody. He is a cool guy to work with for the loans and answers all your questions. This is my second time refinance with him. He gave me a fantastic interest rate which really matters in the end.

FBC Mortgage dba Home Loans Today definitely was easy to work with and offered great rates. I originally refinanced the year prior with CashCall Mortgage, which was by far the best and fastest lender I worked with. This time around, since rates had dropped, I decided to refinanced again and FBC offered a rate that was 1/8% lower. They weren't as transparent, responsive, or as quick as CashCall, but in the end the difference at the end of the day was worth it due to the lower rate.
Danny's Tip: They also sent me a $5 Starbucks gift card for doing business with them lol. Was a nice surprise in the mail.

Jody and Home Loans team were exceptionally professional in handling my jumbo loan. They have the best rates, best team and a quick but diligent processing. One thing that truly stood out was their EllieMae portal - I have to admit their loan processing technology was far superior than some of the big name banks I have worked with in the past, most of the processing was electronic, online. Highly recommended.

These guys were A1 with my loan and purchase process! I cannot say enough great things about Jody Watters and Jessica Skinner from Home Loans Today! They were accessible, accountable, they honored commitments on rates and fees, they had foresight and were proactive in seeking info and resolving obstacles that down the road that would ensure they would hit my close date (which was aggressive). They were additionally helpful in offer wholistic options that would resolve my problems, even introducing solutions outside of their area of responsibility, based on their experience within the home buying process as a whole. They were instrumental in educating and convincing my closing lawyer on the viabity of closing remotely through a Mobe Notary. This saved me from having to leave a vacation, driving 18 hours, or delaying my closing which would have cost me major money based on interest rate increases. All saved because of their experience and stellar customer service. They always did what they said, and more. They always got back to me timely. What an amazing experience! I know this probably sounds like a fake review, but it's not. They are really THAT good!

Overall, I am satisfied to have closed my loan with an acceptable rate and decent closing fees. However, I have some concerns that will be addressed with Home Loans today separately. Although the appraisal piece was beyond Home Loans Today's control, it was one key item that took over a week to simply email to all parties, thereby causing undue stress and time/deadline crunches. I did not appreciate some very last minute items that were demanded from me, including a large and costly surprise that could have been avoided if addressed much earlier in the process.
Mark's Tip: Please remember that it is a stressful enough process without bring additional items late in the game, and regardless of the 'process' your clients still deserve good customer service.

I was exploring my mortgage options through Bankrate.com showed up this company 1st on my list and I ended up speaking with Jody Watters. He gave me a very good first impression and confidence which lead to a successful closing for me. I would 100% recommend using Home Loans Today/FBC Mortgage. It was a great experience working with Jody and Jessica. Both of them are always ready to help and very prompt and precise requesting necessary information, in their email communications. Especially Jody made the entire process smoother for me. I would definitely like to work with them again in future.
Parag's Tip: Ask for an estimate from Jody if he could provide how much you will need to bring at the time of closing and he would prepare a statement or very close estimate for you. This helps at the time of closing to make sure you have enough funds available.
