Worst Treatment EVER Bad Bad Bad in everyway

FBC Mortgage Tampa Office I am writing this “feedback”, or maybe warning is a better term. My companion and I were relocating from the west coast to be closer to our family here on the east coast, my companion was just cleared after fighting stage 4 throat cancer, we decided family was important, life is too short let’s get closer. So we put our house on the market on the west coast and it sold, we still had to settle everything with it and we decided before we settle now would be a good time to drive to Florida take a load of stuff and place it in storage because our west coast house sold and we must move. To take you to the beginning we decided to move in December 2012, we contacted FBC Mortgage in the beginning of January, got a pre approval. Sold our house, drove to Florida April 16 2013 spent a week found a house made an offer. Drove back to west coast, while we were back in the west we were settling the sale out there of our sold house. Also packing and getting prepared to leave, the house was closing out there May 28 2013, we got back to the west from Florida on April 21 2013 so we felt a month and a week and a half would give FBC Mortgage time to settle everything for us because the house we had just sold, we had purchased a year earlier and our mortgage company settled it in less then a week, so I guess we were expecting the same type of service in Florida. Sadly that did not happen. We kept calling them every other or sometimes every day, days would go by and no on would call us back, meanwhile our house is sold and we are moving our business as well as our home over 2000 miles and we don’t know if FBC Mortgage can get us cleared for our pre approved mortgage, not to mention I just purchased a home a year earlier with no troubles... My family flies out to help us move to our new home because they had purchased tickets a month prior because we saw no trouble in getting another mortgage, still FBC has not cleared us, they never answer their phones, you leave message after message, sometimes they would text us back I guess so they didn’t have to speak to us. We left the West coast on May 29th, still not cleared on the house we had an offer on, in other words nothing had changed since we returned after making the offer on April 21, 2013. We were supposed to clear on the house in Florida on June 2nd, it’s May 29th. Our stress levels were out of control, not only would this effect our personal living but it would shut down our business, now keep in mind we started this process with them in January so we would have plenty of time and wouldn’t run in to any problems, well we might as well have waited until the day we left the west coast because it seems that’s when they started working on it, we are driving cross country many times in the middle of no where, can’t get cell phone reception and they start asking us to FAX them items THEY need???? You mean from January until the end of May they couldn’t have thought of the THINGS THEY NEEDED THEN???? So we stop at grocery stores, truck stops anywhere we can find someone to help us fax THINGS THEY NEEDED. Fast forward, we get to Florida, my family took 10 days off to help us do this, we get to Florida on June 1. We got a text the night before from one of the incompetent employees telling us everything is gonna be fine your gonna get your mortgage, one way or another. The next day we get a phone call from one of their other incompetent employees” (keep in mind we have already provided proof our our $80,000.00 deposit, our income, everything) while we are sitting in the parking lot of 7-11 cause we are just killing time now cause there is nothing we can do but wait on their in consistence, unreliable, disrespectful, selfish attitudes like they are doing me a favor axx’s) On the other end after all of this time I hear the woman on the other end, it’s now June 1 day before supposed closing, says to me after they have had ALL OF MY W2’S INCOME INFORMATION, BANKING INFORMATION, PERSONAL INFORMATION, “we show a $3000.00 loss for you in 2011 and we are probably going to need more of a deposit (keep in mind its already $80,000.00) from you”, so I say oh $3000.00 I guess we can do that” and she says “Oh no we will need, (get ready for this.....) $12,000.00, but I have a call in to the President of FBC mortgage to see if he will let it go through without but I don’t know what he will say, so if you just wanna go ahead and pay the $12,000.00 we can move forward, otherwise I have to wait to hear back from him and he is on vacation with his family right now so I don’t know when he will get back to me. Meanwhile my companion, who was sitting in the car with me, decided to call the FBC Tampa Branch Manager John Morgan, while I am still on the phone with the employee asking me for $12,000.00 more dollars. It sort of reminds me of extortion, but anyway she and I hung up, while my companion was still talking to John Morgan the Branch Manager of their Tampa office which they were only on the phone maybe 5 minutes, my phone rang back and it was the employee asking me for the $12,000.00 more dollars telling me the President of FBC mortgage had gotten back to her and said go ahead and put it through. Everything I have said here is 100% true and I actually left some things out because so much happened with FBC mortgage, they were horrible, I have been through many things in my life but this experience will go down as making my TOP 5 WORST EXPERIENCES LIST. I am writing this because if you can PICK A DIFFERENT MORTGAGE COMPANY AND SAVE YOURSELVES THE AGGRAVATION, STRESS, ANXIETY... AND SO ON, DO IT! We work to hard, and life is to short to go through this type of treatment. Good Luck!

Out of state purchase

I could not have asked for a more professional, helpful person than Christine. She answer emails, questions and is great at her job. Being out of state, made the process more complicated, but with Christine's help, it was relatively painless.

Beth's Tip: have access to a computer and printer for there is a great deal of paperwork required

BEST LOAN OFFICER HANDS DOWN!

Tampa Bay area home buyers look no further. Christine Heath as a loan officer is the best I've dealt with in obtaining a loan. And that's coming from someone who's purchased several rental and residential properties in the last 23 years. She's relentless, a master at what she does and truly cares about her clients. I'm very impressed not just that she got me my loan but of her display of true professionalism. Christine Heath will be my loan officer and FBC my lender for life even if I move anywhere in the country!

Dante's Tip: Just visit her at her Brandon office and you'll know what I'm talking about.

FBC--quick turnaround between selling and purchasing

FBC worked with us in doing a quick back-to-back VA sell/purchase. We sold a house with a VA loan, got a full reinstatement of VA certificate of eligibility, and FBC closed on new VA loan. Process was very smooth.

Checklist

Working with Christine was great! From the first phone call to meeting her and all the help I received. Mortgages these days are so complex and complicated, it would have been impossible without her.

Kim's Tip: Create a checklist/timeline especially for first-time-homebuyers. This was half accomplished with the sales contract and the realtor, but somewhere along the lines of dealing with Christine H, Christine M, and Elaine B I got so confused as to who needed/requested which information and when I needed to have it by/what was going to be next. I almost didn't have the funds wired in time for closing, because I lost track of what we had, still needed, and wasn't entirely sure when to wire the money. It may be common sense to a mortgage company, but a first-time buyer.....it's an overwhelming process.

Loan Process

Christine Heath is AWESOME, GREAT, THE BEST but she is not allowed to do everything. The process of dealing with Elaine and the other Christine makes you feel they don't know who is suppose to do what. They left too many items until the last second and then made US jump through hoops to try to get things done on time and then they did not contact you to let you know anything. We were told 2 days prior to close and then nothing from the in reference to how much we needed to had at closing or even where it was going to be.

Thomas's Tip: Be patient and flexible

Loan Experience

I appreciate the work that was done. I feel like they could have done things better, but I don't know how the mortgage system works and if that's just the way it is. I always got answers to my questions, and everyone was helpful throughout the whole process. It took longer than expected and longer than I wanted it to, but in the end everything worked out and I got my first house.
