This is the second refi that I have done with Home Loans Today and second that I have done with loan officer Anthony Edwards. The process is simple, quick and all electronic. Anthony was always available for me via phone or email when I had a question.
Paul's Tip: It helps to have a scanner at home to be able to quickly scan paper to pdf.

Anthony helped us with the purchase of our home in August 2018 and we were extremely happy. In June 2019 he reached out to let us know rates had significantly dropped so we re-finaced with him and we were just as happy the 2nd time around. Our Loan Processor Tanya was excellent as well. M tu brother is refinancing with FBC and my mother is using FBC for her purchase right now and both are extremely happy as well! You will be hard pressed to find lower rates and great customer service.

We were going to refi a couple years ago with a different agency, after several months of going back and forth, we pulled out. It was so frustrating. Reluctantly, we decided to try again with a different online company. Let me tell you, it was so worth it. This time, the entire process was pain free and quick. Plus the rates were competitive and the fees minimal. The entire process was short and our refi was closed within 3 weeks. Our loan officer was a pleasure to work with as was his assistant, the appraiser, escrow agent and loan closer. I highly recommend Anthony and this company.

Anthony and His Team from Home Loan Made the Transaction Easy
First of all, I was impressed when Anthony giving me a call to let me know about the lower interest rate. I received many mail and email offering the same thing but a personal call in this case made the difference. The Home Loan tools made the whole refinancing process easier. Communication with the team members was good. I like how Home Loan offers low cost refinancing, making the whole process worthwile. The rate I got was good even though I knew a friend who got a better rate later else where. But I think it was due to the market, not Home Loan.

Awesome Anthony!
My realtor gave Anthony the nickname "Awesome Anthony" and he proved she was right. I was weary of Home Loans Today because I had never heard of them, but they had the best rates and my first impression with Anthony was great. We put an offer in on a house on July 31 and pulled our offer on August 7 due to the inspection. We put an offer in on a different house on August 7, finished negotiations on August 11 and closed on August 31! Anthony was very helpful and knowledgeable, and available at a moments notice. His response time was impeccable and he really helped me through the whole process. Tonya was also amazing and a huge help. She was also instrumental in closing so quick. Anthony will be my first call when we buy our next home!
Jennifer's Tip: Anthony and Tonya can only work so many miracles, you have to respond and provide them everything they need promptly in order to have as quick of a close as I did (I would respond within minutes).

As Painless as Possible
I initially found Home Loans Today on Bankrate.com with a teaser rate of 3.75, but within a day was quoted 3.875 & ultimately ended up with a 3.99% rate including an increase in fees. I understand that rates fluctuate and I am at the mercy of the markets, but I don't believe the advertised 3.75% was ever even a possibility. Anthony contacted me within minutes of submitting my information and effectively shepherded me through the process. I am a super-organized finance professional, so I was able to easily jump through all the hoops that are required for a cash out refi loan, but they made it as painless as possible. Tanya Staton, Senior Loan Processor was excellent! From the initial contact to loan closing, it was barely 30 days until I had the money in my bank. I'm super-happy overall.
Alan's Tip: Anthony is obviously very knowledgeable and good at what he does, but he's a fast talker & comes across as a bit rushed. If you're a first time home buyer with a lot of questions or require a bit more hand holding, you may need to push him to slow it down a bit.

Outstanding Overall Again
Anthony Edwards again, did an outstanding job supporting us through our home refinance loan. We both within the last year have retired and with me just beginning the retirement process when we started this loan was a bit stressful for me as I was also dealing with emotions of leaving a 28 years career in law enforcement. Anthony ensured the process flowed as easily as possible. there were a couple hiccups along the way but they were dealt with quickly by him and the support staff. i want to also thank profusely, Bonnie Pelter who was overseeing our loan process concerning the paperwork and she was outstanding as well! We will continue to be a returning customer with Anthony and Bonnie working for the company!

Great Experience
We purchased our new home with Anthony, but we have also refinanced with him twice before over time. Each time we have been more than pleased with his responsiveness and his ability to find us a better deal than anyone else.

Frustrating and Unprofessional Experience
Long story short, my experience was poor. The loan officer, Anthony Edwards, was not proactive throughout the process. The job of the loan officer is to make sure that the loan process is moving forward in a timely way by checking off all needed items as submitted and requesting additional items ahead of time. In this case the loan officer was reactive instead of proactive, asking for documents that were missed very late in the game (to be fair I had not submitted some items by error, but was not aware nor notified until too late). This resulted in serious timing issues, a pushed back closing date, and the need for a manager to step in. The real reason for the low review is due to an unprofessional interaction I had with Mr. Edwards. When things got tough and timing was crucial, he turned defensive against myself and my realtor and spent time trying to cover his own tracks instead of helping close with the purchase. Without going into further details, it was unpleasant, frustrating, and an experience I would not recommend.

Loan closing was quick. Anthony and Bonnie answered my questions. My only negative feedback is to reply quicker to phone calls and do not rely on email communication within a day of closing. A direct phone call within 48 hours of a deadline seems more appropriate.
