Need better communication during the process
From Contract to Closing was just under 17 months, and I was dealing with first FBC, then RMC during the entire process. I have no idea how busy my loan officer was, but I feel I could have gotten a earlier lock on my rate if communication was better. As far back as Jan 2021, I asked how early one could lock on a loan....never heard back. In Jan of 2022, I started inquiring with my Sales agent as well as my loan officer about rate locks. I was told they were "going to do a webinar soon" and I would have all my questions answered. Weeks, then months went by and I finally demanded info. (I have a number of unanswered emails regarding rate locks that I sent.) By then, rates had started to climb. I was also hearing rumors of shennanegans that RMC was playing with customers to mess with their loans, either to delay them and then going over the lock date, or to get the customer to cancel their contract. I was terrified on losing the house, so I kept my head down and just prayed for closing. Tina was a big help and returned my emails and calls, Dylan was great also, then they took him off my loan. Sorry, Molly dropped the ball and RMC will never get my recommendation or business. From what I read and stories I hear, they are borderline predatory lenders. Below is a question if I would recommend my loan processor. I am not sure who that is. If it was Tina, I would give her a great rating.
Lynne's Tip: The $4000 in Closing costs covered by RMC aren't worth the headaches, heartaches and anxiety dealing with them.

Molly was fantastic. She made sure I got the best interest rate. She also email with information and kept me in th loop of everthing that was going on.
Sharon's Tip: If you are buying a home in another state, make sure your bank is in that state or you have a way to wire money for the closing.

I appreciated the hard work of the loan officer + processor to ensure a smooth transition from a conventional loan to an FHA loan at a competitive interest rate. However, at the time of closing, I was informed I had to pay an extra $500 due to a penalty fee based on an error made by the company regarding our interest rate (the penalty fee was $790 but the builder agreed to pay $290). Due to the delay in my closing process, I had to pay an extra month of rent + storage in order to have adequate moving time. Additionally, they declined $5000 in my savings account as part of my assets when assessing my ability to pay closing costs, although I clearly explained where the money had come from, adding undue stress to my experience.
