I bought a home via a short sale and it was a very stressful process. However, the one area that remained smooth and professional was obtaining my loan from Chris Hartman at FBC Mortgage. He was very professional and responsive. He took the time to answer questions and send the "received" email when you sent documents to him as to not to leave you wondering if your emails were being sent to a black hole. Additionally, he stayed on top of the seller and his attorney in order to keep the process moving forward. Additionally, he was responsive to the closing agent when they needed documents. Applying for the loan was simple as they have an online system that was very efficient and you can always log back in to check the status of your loan. The only issue I had with FBC mortgage is they promise to match rates should rates drop more than a quarter of a percent during the time period from when you lock until when you close. In my case,rates had dropped but it took a little bit of a struggle to get FBC's underwriters to honor the match. Chris went to bat for me, which included emailing his CEO and VP to get my rate lowered. Took some effort to get done but ultimately they lowered my rate to an acceptable amount. Further, FBC does charge a fee for an appraisal (mine was $400) but their closing fees are much lower than most. Other lender advertise that they don't charge such a fee but they are just hiding the ball because they charge a much higher closing fee. I like that FBC was upfront with exactly what my costs would be. Lastly, they completed my loan package timely and under 30 days which other lenders would not commit too. would recommend using Chris as he is very professional and easily accessible. Its an aggressive market out there and you want to make sure you are working with a re*****ble loan officer.

Incompetence
I dealt with several people from this company. I was asked to resend paper after paper because they could NOT locate the papers I had already faxed them. I faxed one group of papers multiple times to different women in the office, each of them replying they had received my faxes. My guess is that they kept losing them which shows incompetence in my view.

Chris was very helpful, although I left a couple messages and he never called me back. He did drop the ball on the termite inspection and we did have to rush to get everything in so we could close. Overall he was very nice.
