Wonderful experience on our refi
We had a wonderful experience with Home Loans Today and FBC Mortgage. Our loan officer, Chelsea Smith, was fantastic. The process could not have been easier from start to finish. We are very pleased with the entire experience.

Process was good
The overall process took 5 months since the appraisers were horrible and we had to stop the process completely. I was also not happy having to then get a higher APY and run another credit check within 90 days because of the bad appraisal. We did finally close the loan, but not how I wanted it done and had to pay a ton out of pocket. There were also times where UW would request docs I had already sent or request docs that were not relevant in any way to the mortgage, so they seem disorganized and inconsistent.
Jeremiah's Tip: Be sure to shop around and get quotes from multiple lenders. Just because the fees are low, doesn't mean the results will be great.

Chelsea did a great job with my refinance. She was always quick to respond to my questions, even when she was on vacation. Chelsea went above and beyond and I would highly recommend her.

Delayed closing due to document requests
Underwriters and legal requested a lot of documentation that was unreasonable given the size of the loan (I had enough proof of funds for a purchase without a loan). If these had been requested upfront it would have given us more time to provide. It the requests seem to come sporadically through the process as someone needed it.... should be planned better.

Awesome service
Ms. Smith was very helpful through the whole process. There were definitely some hiccups, but that was with subordination and the title section, not with Ms. Smith. Ms. Smith was very informative, answered all my questions in a professional and timely manner, and was extremely patient during this process.
Rose's Tip: A little more communication from the title section to the originator and processor would have been beneficial, as this is where the delays took place.

Chelsea made this whole process very simple. I am very organized and have all documents digitally, so when Chelsea sent the list of stuff she needed I emailed it back in a few minutes. From there it was simple.
Chase's Tip: Have all of your documents you normally used for a loan in digital form on your computer. The rest will be simple.

While everyone was friendly, I was told (the day before closing) that i would have to bring in 1325 to closing because FHA loans will not cover negative escrows. It was money i was not prepared to bring to closing, if i knew in advance that would have helped me prepare for it. Other than that everything was great.
Monique's Tip: Very simple process for the no cash out refi, just rate reduction. Friendly staff.

I give this company a 5 star rating for all the work that was put into refinancing my mortgage. They have a very efficient system in place to upload documents, they answer emails very efficiently and they worked very hard to close my loan in less than 30 days. I had to work hard on my end to provide them the documents and information also in order to help make this an efficient process. I highly recommend them for your mortgage needs.
Jefferson's Tip: If you can provide the documents and information when requested they will do whatever it takes to close your loan.

I chatted with Chelsea just so that I could tell myself I had done due diligence, since I already knew I was going with another lender. But after talking to Chelsea and having her explain how everything worked and having her offer me a rate that was better than any I had seen elsewhere, I changed my mind and went with her. It turned out to be a difficult purchase, but Chelsea provided everything I needed along the way, including emotional support :-D I would highly recommend Chelsea and HomeLoansToday to anyone looking for a mortgage.

The Best!!!
Chelsea Smith was our loan officer and she was INCREDIBLE! There were times of high drama (not related to Chelsea, but the title company and an insurance agent) and she kept us calm and cool throughout the entire process. We can't thank her enough for all the work she did for us! Devon Pendergraf was our loan processor and she was also fantastic. We would definitely go through Chelsea and Devon again!

Best refinance experience to date!
I almost couldn't believe how easy Chelsea made the process. She was a delight to speak with and very knowledgeable. There was only 1 issue I don't feel I got a good answer/solution to even though I asked about it a couple times, so I'm still in the dark about 1 detail, but other than that, the loan closed and it's a done deal.
Mikko's Tip: Always do your paperwork asap to keep the loan officer and team working on your loan as fast as possible.

Great customer service
Great experience with loan officers. My only constructive criticism I have to offer is concerning their website for uploading documents for the loan. There is no way to see what you have uploaded to keep track. Not the biggest issue in the world, but if they could fix this it would be helpful.

Would recommend this company!
We had a great experience with this company. Our property did not appraise where it should have been and we were going to walk away, but the lender worked with us on the rate even though our LTV was not where we thought it would be. The entire process went smoothly. I would say my only complaint is that sometimes I would not receive a call back in a timely manner or a call back at all and would have to email for a response. Other than that I was really happy with how things went.
