Highly Professional...and caring

Although our situation is a bit unique (I'm self employed and our closing was moved up almost a week), the FBC team was diligent in keeping us informed of the status of our mortgage and working with us to achieve our closing. In my opinion obtaining a mortgage can be stressful, but Bill and Pamela Keller our loan processor were fantastic. I was kept up to date on the status of my loan at all times. Be Prepared to Ask Questions and Own the Process
We selected FBC Mortgage to refinance our 30-year FHA loan down to a 15-year Conventional loan to shorten our loan length by 11+ years, decrease overall interest paid, remove our MIP, and to get a lower rate. A realtor (that we actually didn't end up using ultimately) had recommended Bill Siegrist and FBC Mortgage to us back in 2010 when we purchased our home. We did not end up going with FBC at the time, but after our poor experience with SunTrust, we decided to circle back to FBC for our refinance. Ultimately, our refinance went through and Bill did make a few accommodations to be sure we were satisfied. That said, there were several hurdles along the way that seemed to be due primarily to lack of communication from FBC. A few examples would be: Presuming we were ready to lock in our interest rate and not providing the option to float it. Telling us that the date we close on within the month is "6 of one and half dozen of another" when it comes to numbers of days of interest paid between our previous loan and our new loan. And "forgetting" for a time that FHA requires that the customer pay the entire month of interest and MIP (if you go even one day over into a month) instead of it being pro-rated. So, we had to move our closing date further out by a few weeks to ensure that we were not paying overlapping interest on both loans. Bill never seemed to admit, however, that this overlap would have existed; we had to figure it out for ourselves. Agreeing to allow us to pull the revised and final pay-off statement from SunTrust (instead of FBC) and then the title company (without our permission) goes and pulls one before our final payment posts (useless!)...every pay-off statement that you, a lender, or a title company pulls can have a fee associated with it. Fortunately, I got SunTrust to waive the multiple fees. Again, Bill and the title company did work to resolve our issues in the end, but getting off on a wrong foot early with the extremely confusing and heated "interest overlap" conversation made us unfortunately feel uneasy throughout the process. Communication in these sorts of transactions is always tricky, so we realize that there will always be "something" that doesn't go quite as expected. The reason I gave a rating of 4 is because Bill, Yvette, and team were very responsive, even at odd hours. The loan is done, and we ultimately got what we were promised.
