When we started this process, I was completely unsure of the processes and steps it was going to take. Audrey and the rest of the team made it a lot more manageable and easy to get through the process. Even working at night on occasion to answer questions. They were great.
Clyde's Tip: For future clients, I have two recommendations - 1) be prepared to put in some work and effort to answer questions, and locate and provide documents and possible supporting documents of those documents and 2) if you do not understand something being asked of you or the information being provided, just pick up the phone and talk to them. They are very patient, understanding and will ensure you understand everything.

Audrey was very good and professional. This is the second time I've used her and I would recommend her. If there is one item that could use improvement is the requesting of documents from the client. During both loan processes requests often came at the last moment that required me to scramble to acquire the documents to meet the closing deadline. This could be the fault of the underwriters and their slow review?

Cash-out Refi
Did a cash out refinance to combine a 1st and 2nd mortgage. We have used Home Loans Today several times in the last several years. This experience by far was the worst. Was not happy with the 3.74%. That rate was higher then every lender we tried to close with. The reason we closed was the appraisal was the highest one we received, so that is why we closed this loan. The higher appraisal meant a lot less money to close loan. This loan would not have closed if I myself was not a former mortgage broker. As a company, you might want to use a different title company than Integrity Title.

Overall, this was a good experience. I realize HLT is bound by countless regulations, but the paperwork was extensive and seemingly never ending. Audrey and her team were very helpful throughout the process.

Overall experience was good, very responsive. The only item where the experience was not the best was that costs of the loan estimate were much higher than the actual costs.

This process was quick and painless. We live in Colorado, property in Colorado, underwirting in Florida using esign and email was so helpful. Everything completed in a little over a month. Having the title co come to our house to sign the final papers was great, since Daniel was working and we squeezed in in between conference calls. So considerate. Thanks for the all the great help.
Daniel's Tip: Working across several times zones was a little tricky. Just be aware of it and make yourself available for a wide time span each day. Not hard to do.

Fast and Great Responce to all Questions
Audrey was great. All was processed fast, and I was able to do the refi quickly. There was some confusion with final payoff amount as my servicer had just paid off my insurance and taxes. It's frustrating as it's the same company, but I get that it's just part of the process.

Great Experience on a Refinance!
Initially, I was hesitant about using an "online" lender to refinance our home loan, but I am SO glad I did. I received two written refinance estimates, one from my current bank lender and one from Home Loans Today. Home Loans Today quoted me a lower interest rate and much lower closing costs. In fact, it seemed too good to be true. But it wasn't! We closed in less than 30 days and without any surprises. Audrey was very responsive, professional, and efficient. I never felt like I was "bothering" her with all of my questions (and I asked A LOT). The only part of the closing that made me a little uncomfortable was the notary bringing her boyfriend with her during the signing of the closing documents. He did not do anything wrong, I just felt a little vulnerable having another person with open access to my whole life--social security number, income, etc. But, I did appreciate FBC sending the notary to me--it was very convenient and efficient.
