Seymoine kept things moving pretty well. I did send a couple of questions that didn't get answered. I wondered why the mortgage was at 4.7% when we had been told it would be under 4%. My bank had told us that it would be under 4% also. If we had known that it would be 4.7% we might have taken a different route. By the time we knew that it was higher than we had thought we already had three weeks into the process and didn't want to start over.
Herman's Tip: get the interest rate up front in writing.

Had some bumps along the way which resulted in unnecessary delays, extra work for me and stress/anxiety which affected my PTSD. Some lack of communication but generally OK in that regard.
Anthony's Tip: Get an acknowledgement of receipt for all documents that you send either electronically or by other means. Ask to be updated on a regular basis.

The three ladies involved with out loan, Seymoine Schmidt, Marcy Hunter and Julie Mycroft, were truly excellent and responsive and efficient in working with me to get the task accomplished. In addition, they displayed a refreshing sense of humor and patience when I vented about the many absolutely and unnecessary stupid questions asked by the underwriters. Truly a waste of time and patience for all of us.
Charles's Tip: Educate the underwriters to ask meaningful questions and not waste everybody's time and patience. This loan is 7% of our net worth, and the underwriter was chasing a $30 late payment fee!! The property was appraised at $365,000 and our loan is $276,000. If we went bankrupt yesterday FBC already has a profit of $89,000, and they are chasing $30??? Get real here!!!

My husband and I were securing a loan from our home in PA. All our dealings with Seymoine were long distance via phone and email. In spite of that, she ensured we received all the pertinent information in a timely fashion. She provided documentation and answered all our questions quickly and thoroughly. Although I knew that it was likely that our mortgage would be sold to another institution, I sure will miss dealing with Seymoine. Her follow-up, mastery of the mortgage types and processes, and her outstanding communication skills made our application process easier than we anticipated. Often, if I was very worried about something, I would call her. She would walk me through my issues and I always felt much more educated and less worried after our conversation.
