Biggest headache
IT took four months to get my refinance loan completed, mainly because there were so many incompetent people involved in the process. Too many people who do not understand what they are doing and kept requesting and protracting the process so that when it finally did go through, they did not give me the interest rate that I had originally locked in! If you have assets and income other than from a place of employment, I would advise staying away from this outfit as they are not very skilled in understanding anything other than the simplest concepts.

Terrible customer service...ripped us off and lied
We applied for a FHA loan to refinance a home loan. Took over 6 months and thousands of lost dollars. Was not told about FHA insurance for 30 yr loans. We could have gone 15 years easily but was told loan for 30 years was only $97 a month plus taxes and insurance since we were planning on retirement in 2 years we went 30 years. At closing we were hit with a 700.00 payment including FHA insurance. We only borrowed 90,000 and we had over 50,000 already paid on mortgage. Our loan office Travis always had a an excuse, computer crashed, couldn't find things we sent him months ago, etc. Delay after delay and now we are paying dearly and will have to refinance again to get insurance off. Why were we not told about the FHA insurance. We were lied too and cheated at the end. Very upset
Paula's Tip: Don't take a 30 year FHA loan or use Travis
Lender Response
Home Loans Today appreciates all feedback good or bad and I am truly sorry for the poor experience that this customer had. I reached out to the customer to discuss the details of their file and there were communication issues on our behalf. I have addressed and corrected those issues. The loan was originally originated as a conventional loan and due to certain circumstances we had to switch the product to FHA. The terms of the FHA product were not explained properly upon the transition. Because of the miscommunication, we credited the client an additional $1500 off of their closing cost. Outstanding Seasoned Pro
Travis did a great job from start to finish. He is the 3rd mortgage broker I have worked with in my years of experience and I can honestly say that he has been the most professional and delivered exactly what was promised. Because of my past dealings with brokers, I had been jaded with regard to working with one and considered going directly through my credit union. Not only was Travis able to get me a better rate, he also was able to streamline the cost of the mortgage closing itself. I am not an easy to please customer, yet he was willing to put up with me and remain calm, polite and responsive through the entire process. It was a pleasant surprise in this day and age to deal with someone who is an old-fashion style professional. I would highly recommend working with him.

Delivered as promised
We shopped around on the Internet for competitive rates, and Travis delivered on exactly what he promised and said he would do. There were a few bumps in the road, but that's normal for mortgage loans these days. I would recommend Travis to anyone looking for someone who returned calls and emails in a prompt manner and delievered on what he said he was going to do.

Would not recommend
The transaction was quite problematic and there was a total lack of communication on their part of critical information. There was a HELOC to subordinate and the total process took 90 days to close. At the 11th hour they tried to change the terms of the re-fi originally agreed to. Closing appt was made without consulting me on a convenient time for scheduling.
Lender Response
I regret this customer did not experience the level of customer experience we expect at Home Loans Today. The subordination of a 2nd mortgage is often times beyond the control of the new lender. A significant delay could have resulted in a missed lock agreement and resulted in the need for adjusted terms. We have repeatedly extended locks without charge in instances where it is beyond our control and ultimately we did the same for this customer. As for a lack of communication, we are routinely evaluating how we can better keep our customers informed and have made significant improvements as a result of this customer's feedback. Home Loans Today
FBC via Home Loans Today and Travis did a refinance exactly as I requested and in about a month at a fair price. My last one with a large bank took months, so this was a nice change of pace. I did have to provide more documentation than I ever have in any of several past refinances, but that could be due to increased regulations.
Jason's Tip: Keep records of everything you provide and stay organized as there is a lot of documentation.
