I am a first time home buyer. I had no idea what I was doing, Ted S, Madalan M, and Barbara T made it easy. If I didn't understand something they explained it. If I needed to get in touch with someone they informed me. I will definitely recommend them to friends. If I do buy another house in future I will be calling calling them. They made purchasing a house easy.

A calming presence when the financing waters were choppy
Ted and FBC did more than just handle the financing...they represented us in our first ever foreclosure purchase. He worked with the selling bank's closing agent and provided the location for the closing to occur. It was a one-stop service. The process was stressful at times but Ted always maintained the cool head. In the end we made the deadline (exactly) for closing that the selling bank set to avoid penalties.

I am a real estate broker and I used Ted Smith to finance my new construction purchase in St. Augustine. I've known Ted for years, he gives it to me straight, stays on top of things, tells me what I need to do and when, and got me safely to closing. I know a lot of excellent mortgage brokers, but Ted is the best.

Fantastic service when dealing with a home loan--I mean when putting down so much money and putting your credit and "life" in these wonderful people's hands, they realize it and work with you every step of the way. Advise and details--everything you need at one place! They are all fabulous!
Sarah's Tip: be sure you have time and access to your bank accts, savings accts, retirement or IRA accts, because you may need access to all of these prior to closing.

Ted was very thorough and the loan closed in 5 weeks from start to finish. The only frustrating part was being required to obtain financial information from a few years ago. At times it was difficult to obtain and my loan hinged on certain documents. I would recommend getting a list up front of every document that you will need. One of the nicest things was that Ted didn't give up and he came to my closing.
Cynthia's Tip: Have a paper trail for all your funds. You will be required to show this information.
