Convenient but technology limits...
It was very convenient to work with a company over the phone and online. However, I think with the lack of face-to-face communication there is a lack of accountability to the digital customer. There were so many mistakes with our loan!! I think they would have been avoided if someone had to look us in the eye and shake our hand at the end of the whole process...
Stephanie's Tip: Be diligent in your communication... if you think there is an error or something is missing KEEP asking about it until you have a resolution. It may fall through the cracks as it did with my loan....

Best rate and smooth process. They keep their promises.
They have the best rate. And no lender fees as they promised. The whole process went smoothly, and we closed in 28 days. Stephen was professional, responsive and patient. He was willing to help and make sure we were happy. Glad I chose this lender and happy with my loan officer’s services.
Jessica's Tip: This is not my first time to get a mortgage loan, so I am familiar with the document requests and the process. I learned that if I am organized on my end and provide requested documents in a timely manner, it makes it easier and less stressful.

Not a smooth process
As a business owner, with consistent income for more than ten years, the application process was a total nightmare. The loan processor had a completely disorganized way of requesting documents and tracking the documents received. There was no way for me to view what I had already sent her. She requested documents last second which had already been sent to her, causing a delay in our closing. She used industry abbreviations when asking for documents (ie “LOX”), assuming I would know what that was. It was a horrific experience. My loan officer was helpful, but waited until I asked for help to get involved, and after I was at my wit’s end. I had a phone conversation with the loan processor, which was probably the least professional phone call I’ve ever experienced when dealing with any financial institution. One time during the conversation she even told me I wasn’t listening, as if she was speaking to a child. There was absolutely no respect. I wasn’t treated as an adult. I’d absolutely never go with this lender ever again. I hate to say that because I like the loan officer. But, in all candor, I would never refer anyone nor do business myself with Home Loans Today again.

Loan Officer great! Processor and Closing staff bad
I had a great experience with Stephen Mullin, he helped us through two difficult loan applications and got us approved quickly and at the best rates, he was top notch. But I will literally never do another loan with Home Loans today because of your processor Bonnie Pater. Bonnie purposefully avoided direct questions and expressed an attitude of haughtiness and disdain for me. It shocked me since I think of myself as type A and had limited interaction with her but to get her the documents she requested quickly and succinctly. She disparaged my real estate agent, suggested I get a lawyer to explain when I asked simple questions, and spent as much time as possible talking about how experienced and knowledgeable she was when I finally called to get direct answer. She was a waste of my time and made things more difficult in what was already be a difficult deal. I thought maybe it was just me, but at closing, the title company representative mentioned the "*****y" attitude of the closing dept at Home Loans Today and how she couldn't get questions answered without a demeaning reply or the run around. It felt a little better to hear it wasn't just me, but it made me realize your processing/closing dept has a problem and I don't want to interact with them again.
Katheryn's Tip: Call the Loan Officer with questions, don't ask the processor.

FLAWLESS and LOWEST RATE in the COUNTRY
I was initially hesitant with using a national company the earns money on volume vs margins but that is precisely the reason the process with Stephen and Home Loans Today was flawless. They process thousands of loans and have the home buying experience down to a science. BEST OF ALL - the underwriting support with Bonnie Pater was second to NONE. I would FIND a job for her in my company.

A few hiccups at first, but ended great
Was skeptical at first because of the rate and a few issues with the online application (I was refinancing a home loan in Virginia, but there was no Virginia option). Additionally, my home is a townhome, but at first, Steve said that the rate would be higher. Quickly thereafter he let me know that he could honor the online quote. After that, everything was relatively quick. Steve answered all my questions very questions and the processors were amazingly. No issues with working with them. If I had to refi, I'd definitely do it with Home Loans Today.

Mostly Excellent
Steve was a great help and normally on the ball. The only issue I had was that a few times I would leave a voicemail to contact me and I wouldn't hear back. Other than that he was professional, timely, friendly, and knowledgeable. Tried his best to accommodate me. Another staff member Devon Pendergraf in his office was terrible and dropped the ball several times throughout the process. Steve would then have to correct the issue, which he would always do and fix things. Devon I would give 0 starts and recommend she be fired for gross negligence. Steve was great.

Great Experience
Great loan experience from day 1 when I submitted a quote request. My loan officer was extremely easy to get hold of, made everything easy to understand and was very thorough. Not only was our loan officer great but his entire team was easy to work with. They replied to emails almost immediately and always answered their phones when I called, even if it was late at night. The amount of paperwork I needed to submit was less than expected and the entire experience was perfect.

Because of low interest rates, I decided to refinance. I decided on Home Loans Today because they had great refi rates. Home Loans Today made it a very streamlined process for my busy schedule. They responded quickly via email and their web portal make it easy to provide all the required documents. I would definitely work with them again in the future.

Everything went as expected. Everyone was very helpful and responsive with the few questions we have. No automated phone systems to deal with, they just answer the phone and respond to your question or reply to the emails within minutes. Pretty happy for one of the best rates on the market.
