We were told by many lenders that we couldn't afford what we were looking for, but Bud and Debi found a way to make it all work! There was a minor snafu at closing that wasn't their fault and they worked tirelessly to make it happen. Great service and communications and a financial miracle worker!

did not feel confident during the 2nd half of loan review. loan officer did not come to closing even though we requested his presence. felt as if loan officer did not care about us as clients. at times loan officer did not listen to our concerns.

1). Poor communication skills. 2). Inability to review and analyze financial documents. 3) Had us sign a form--stating we received information on mortgages 30 + days into closing , that we never received. 4). They still were requesting information/documents three days prior to closing.

International buying
Paperwork required for the loan was exhaustive. For some reason the underwriter could not fathom that there are countries in the world that do not operate under the US tax system nor use US dollars as their currency. I suspect the amount of time, conversations, and additional explanations may not have been the fault of the lending company. The administrative assistant at the lending company was attentive, apologetic, and persistent.

Renegged on Commitment Letter
-1- TWO days before closing was told that the bank would not lend us the 75% of the purchase price ... said they could only lend us 70% (because of regulations regarding condo reserves.) This was after we received a commitment letter that had no contingency regarding condo reserves. -2- Without notice, they also locked us into a rate higher than we had been discussing. -3- Said they would help make arrangements (introductions) to obtain secondary financing (to cover the unexpected out-of-pocket down payment) ... nothing ever happened and no follow-up was ever done.

Local representatives great- underwriters not so efficient
The local rep, Bud Kline, did an excellent job of communicating with me, and buffering some of the ongoing "neediness" of the underwriting department. Bud was professional, responsive, as timely as humanly possible, and ever patient, even while I became frustrated with underwriting. I would have walked away from this loan long ago, had Bud not been involved. This was an unusual loan, as it was conducted from out of the country, and underwriting didn't like either of the legal powers of attorney, drawn up by a Florida lawyer, before setting on a third revision. We had asked, since wires are not instantaneous, and fed ex overnight can take a week, that they make a list of all documents needed up front. Instead, underwriting continued to ask for new documents every other day (it seemed), even up until 2 days before closing. I was also impressed that your company had a very professional representative, Julie Williams, contact me after the fact, to insure that any concerns I had were being addressed. Bud and Julie both were saving graces to considering using this company for a mortgage next time.

Unbelievable paperwork
I was handling this loan from outside of the country, and even though this was pointed out, and that overnight shipping can take 2-3 weeks, it seems like every day the underwriters asked for a new document. Rather than providing a complete list of all docs needed, which would have made this a simple process, I was given a new request at least every other day, for the entire process. Underwriters asked that money be wired back and forth between accounts, so that they could see it originate in one place, After I told them that this was not going to happen, they came up with a different requirement. It seems that every department at the underwriters is completely isolated from every other department. Hard to believe a business could be run this way.
STEVEN's Tip: Consider a loan where FHA is not involved, and get a commitment from lender to provide a complete list of documents needed, up front. Having to begin a new search for additional paperwork every day is very frustrating

Great Experience with Refinance
I was referred to Mr Kline by a friend. Having worked with different lenders through the years, Mr Kline was very easy to work with and made the process seamless. We were kept up to date in the process the whole way and never had to call to wonder what was going on. His staff at the office was wonderful. If you need a loan or a refinance this would the only company I would ever use.

I was able to get great financing without 20% down, competitive rates, and good/responsive service that gave me the confidence (and the seller confidence) that my deal was going to get done when negotiating terms. This was a tremendous advantage given today's market, and led to me buying the home "right". Thanks to Bud, Debi, and FBC folks.
Kevin's Tip: Be honest about what financing you really want and get your lender to work around your preferences.
