Cash-out Refi
Did a cash out refinance to combine a 1st and 2nd mortgage. We have used Home Loans Today several times in the last several years. This experience by far was the worst. Was not happy with the 3.74%. That rate was higher then every lender we tried to close with. The reason we closed was the appraisal was the highest one we received, so that is why we closed this loan. The higher appraisal meant a lot less money to close loan. This loan would not have closed if I myself was not a former mortgage broker. As a company, you might want to use a different title company than Integrity Title.

A Pain-Free Experience
This was my second transaction with Gary, and just like the first one, working with Gary was simple. The paperwork was all done over the Internet, except for signing the final papers. For that, Gary's office arranged for the notary to come to our house, and we sealed the deal in our living room.

I found the refinance process to be quick, the folks such as Gary and the loan processors to be quite knowledgeable and able to answer a variety of questions, and the process overall to be easy.
David's Tip: To avoid some confusion try to refinance at a time well removed from your property tax and annual home owners insurance payments... escrow doesn't always get information that is up to date in a timely fashion, so avoiding those will prevent double payments that have to be refunded.
