Delayed closing due to document requests
Underwriters and legal requested a lot of documentation that was unreasonable given the size of the loan (I had enough proof of funds for a purchase without a loan). If these had been requested upfront it would have given us more time to provide. It the requests seem to come sporadically through the process as someone needed it.... should be planned better.

This is our second home we have purchased through Home Loans Today and we have done a couple refinances with them. They are always very professional and have a great sense of urgency getting everything needed to make sure your loan is closed on time. The also clover all closing cost, so you can't beat that.

As Painless as Possible
I initially found Home Loans Today on Bankrate.com with a teaser rate of 3.75, but within a day was quoted 3.875 & ultimately ended up with a 3.99% rate including an increase in fees. I understand that rates fluctuate and I am at the mercy of the markets, but I don't believe the advertised 3.75% was ever even a possibility. Anthony contacted me within minutes of submitting my information and effectively shepherded me through the process. I am a super-organized finance professional, so I was able to easily jump through all the hoops that are required for a cash out refi loan, but they made it as painless as possible. Tanya Staton, Senior Loan Processor was excellent! From the initial contact to loan closing, it was barely 30 days until I had the money in my bank. I'm super-happy overall.
Alan's Tip: Anthony is obviously very knowledgeable and good at what he does, but he's a fast talker & comes across as a bit rushed. If you're a first time home buyer with a lot of questions or require a bit more hand holding, you may need to push him to slow it down a bit.

Outstanding Overall Again
Anthony Edwards again, did an outstanding job supporting us through our home refinance loan. We both within the last year have retired and with me just beginning the retirement process when we started this loan was a bit stressful for me as I was also dealing with emotions of leaving a 28 years career in law enforcement. Anthony ensured the process flowed as easily as possible. there were a couple hiccups along the way but they were dealt with quickly by him and the support staff. i want to also thank profusely, Bonnie Pelter who was overseeing our loan process concerning the paperwork and she was outstanding as well! We will continue to be a returning customer with Anthony and Bonnie working for the company!

Process was seamless all the way through, loved the online signing feature, E Sign. Only issue was on the Notary hired, she lost her calendar, but was able to reschedule same day. Seamless and will be coming back for future needs.

Ms. Smith was very helpful through the whole process. There were definitely some hiccups, but that was with subordination and the title section, not with Ms. Smith. Ms. Smith was very informative, answered all my questions in a professional and timely manner, and was extremely patient during this process.
Rose's Tip: A little more communication from the title section to the originator and processor would have been beneficial, as this is where the delays took place.

Chelsea made this whole process very simple. I am very organized and have all documents digitally, so when Chelsea sent the list of stuff she needed I emailed it back in a few minutes. From there it was simple.
Chase's Tip: Have all of your documents you normally used for a loan in digital form on your computer. The rest will be simple.
