Wes was great. Appraiser not so much.
This is the second time I have worked with Wes. He was very professional, personable and assessable. I went into the refinance expecting to get a convention loan, but we had to change the loan after receiving a low appraisal back. I was upset and actually still am upset about the low appraisal. The appraiser was not familiar with the historical neighborhood that I live in and did not give me financial credit for the upgrades that I made to the house. It was said that because I did not completely "gut" my house that I did not receive the credit I should have. Additionally, when appraising older homes credit should be given when the house is remodeled to include the original flooring, tile and character. When appraising a historical neighborhood, an appraiser should know that it is not the same as other neighborhoods that are rated on "what is newest is worth more". Houses that are significantly smaller than mine and do not have a completely gutted and remodeled guesthouse are selling for more than mine was appraised for. I understand that appraising is subjective, but the appraisers that are sent out to historical neighborhoods in this city really should have experience and understanding of these intricate areas that are thriving due to character, location and city improvements.

Refinance review
We decided to do a streamlined refinance with FBC. The process went smoothly until we saw the final closing disclosure numbers. The escrow numbers did not reconcile with our information from CENLARs escrow account. The broker from FBC could not answer our questions. On the last day a mobile closing agent/notary agreed that there was an error with the escrow numbers. It was frustrating that the FBC reps could not understand and resolve the problem when we spoke to him. Everything was concluded after contacting the title company.
