I was a little worried to use someone I found online, but was very impressed with their response times. They were so quick with my loan that we were able to close 15 days ahead of time. I was able to get a great rate without sacrificing the service side.
Andrew's Tip: The sooner you can get in your documents, the faster the process will go. Dedicate one day to get all the documents ready rather than doing it over a week. I always like to do the tedious work and get it over with.

I don't think I can really give an objective review since the experience is still painfully fresh in my mind. HOWEVER, our loan processor, Bonnie Pater was wonderful to work with. Very understanding of all my frustrations and went over and beyond to make the loan work for us despite gov regulations and a credit managers requirements that make it almost impossible to get a home loan.
CYNTHIA's Tip: It is easier getting Top Secret security clearance. Getting a home loan is very tedious and requires attention to details and quick response to seemingly unreasonable request.

Home Loans Today did a great job getting my refi done on time. I searched through several other companies and got the best rate at Home Loans Today. My loan officer, Phil Ferguson, was great answering the phone every time I called. The only negative in the whole process was the amount of documents that are required for evidence of financial stability. It is possible after the market tanked in 2008 that the rules have changed necessitating the extra documents. I have recommended Home Loans today to other friends and my father just got done using them to buy a new house. A+

This is my second time that I used Phil at HLT in the last 3 years. I purchased 2 separate properties, both with HLT mortgages. The first reason is their ability to find the best rate for you and it often beats others who only use one or two lenders. Fewer vendors means higher rates. The most important advice I can give anyone is this. Go to an online mortgage calculator and input your mortgage rate and see what even .25% in interest really means long term over the life of the loan. That small but higher interest rate charge is often 5-7 times more $ than paying a mortgage processing fee upfront. Know the real facts. My friend closed a no fee mortgage and found out his rate was higher and the cost ended up being more than $5,000 more over the life of the loan, he would gladly have paid the fee now, but it is too late. Also, I have retirement income which is calculated different than wages. This makes it important to have a co. like HLT because how they calculate and process your application makes a huge difference and you would not believe how many other mortgage lenders really don't understand the process. If I need to refinance or get a new mortgage, I will be back here with Phil at HLT. Repeat business is the best compliment to any person or company and I am their repeat customer.

I ran into several problematic issues with the seller and almost backed out of the entire deal, but with Phil’s active involvement, I hung in there and finally closed on my new home on 6/24/14. In general I had a great experience with Home Loans today and would definitely return if I ever have the need to refinance or make a future purchase.

Phil Ferguson was very helpful, knowledgeable and kind. My transaction was semi-complicated in that I was selling and buying, but using two different title companies and two different real estate agents, so the communication was a bit crazy. Phil stepped in and handled the communication when it came down to the nuts and bolts of it. The only reason I didn't 5 star this transaction, was the underwriter was so over the top in wanting information and "explanation letters" it was a little off-putting - asking for my first born almost - but none of that was Phil's fault. It was just the way the underwriter worked. All in all, I'm happy. The loan will be closing in 2 days, and I will be moved in in 3.

Phil Ferguson was my mortgage originator. He was joined later in the process by Loni Smith, the loan processor on the transaction. Both were highly experienced and knowledgeable about all facets of the transaction, and were very pleasant to work with. I found Home Loans Today ("HLT") on Zillow and had no prior experience with them. I decided to give them a try based on their excellent rates, low fees, and high review scores, which they really lived up to in my transaction. I was also comforted by the fact that HLT's parent company, Sterne Agee, is a major financial services firm. The process began by completing a online loan application. The website was really easy and quick to use. I then obtained a pre-qualification letter the same day, which was very helpful to have when making an offer in the hot SF Bay Area market. Once we found our home and wanted to make an offer, HLT was able to commit to getting us closed in 21 days. A quick close helped our bargaining power, as the sellers were anxious to close the sale and get moving to Texas. As the process moved forward, Phil was in constant contact about the various documents that were needed, and was very helpful in explaining technical matters. Loni was also extremely good in pushing the transaction through the final stages of underwriting. For example, FEMA's new flood insurance rules threw an unexpected wrinkle (i.e., the need to get flood insurance and an elevation certificate for the house) into our short timeline for closing the purchase. Loni kept the loan on track in underwriting while I wrestled with finding a surveyor to prepare the elevation certificate, and was very helpful and resourceful in jumping on the phone and helping me speed the process of locking down a flood insurance policy with the insurance agent. Long story short, I felt I was in very capable hands throughout the entire transaction. Moreover, HLT delivered on everything that was promised with respect to the loan terms; i.e., there was no funny business regarding locking down the rate or subsequent rate changes, no last minute or undisclosed fees, etc. It was a good, fair, and totally clean transaction. Refinance loan through HLT and Phillip Ferguson
Earlier this past Spring, we got very lucky to have selected the services of Home Loans Today to refinance our home loan. When I first called, I had with me a code generated for me by Zillow, with all the details of the quote for a refi loan. Phil answered the phone and all I had to do was give him the code from the Zillow quote. He pulled it up, and we was immediately able to know exactly what I was after. We wanted to refinance our home loan, and from the outset Phil was very courteous and understanding. He listened well and was able to very quickly suggest the right loan product for us. With great wisdom, more than once he advice against what would have been mistakes on my part, such paying to buy down the interest rate when rates where going down. During the whole process, Phil was there to answer any questions we had. He showed the utmost professionalism at all times, and led us to a successful and satisfactory refinance process. Excellent service - and product - from an instate lender
First - let me qualify comments, I am a former licensed mortgage broker, and a current licensed real estate broker, so I am "familiar" (understatement) with the process. I found Phil at Home Loans Today through Zillow and figured I'd give him a try after talking with the existing mortgage holder and another couple of lenders. Phil provided everything we asked for in writing (good faith estimate / cost sheet) and proposed rate, within hours. (We couldn't get much more than a verbal estimate from others without first having to pay an upfront fee). There were a couple of minor issues with some of the documentation requested getting sent/received. (Technology doesn't always cooperate). However, that was easily corrected with a re-send / re-fax. Working with the government program (HARP), we expected a slow closing, and while the process wasn't exactly fast, we didn't have to wait for much longer than expected. Phil and his staff were fast to respond to questions, and we experienced a very good attitude from everyone that we communicated with. Our most favorable comment is that not only did Phil deliver the costs we expected, when we locked the loan, we actually got a lower rate than originally quoted. This is not always the case with other lenders. Since I have worked in the industry, I knew what to expect going in to the process, and was pleasantly surprised that things were EASIER than expected. I would highly recommend giving Phil a chance to earn your business. When / if, property values will allow me to refinance other properties, or when we get ready to buy other investment properties, Home Loans Today and Phil will get my FIRST phone call.
