Home Loans Today offered the best rate on the market when we purchased our house! No local lender could beat the rate nor the lender fees. Despite of the initial hesitation that we would work with an out of state lender for the first time, we went with it and were very pleasantly surprised with the quality of service we received. Jody is very knowledgeable, answered all of our questions in a timely manner. Our transaction was smooth and timely. We would recommend and work with Jody again as our lender on future transactions.

Smooth and Easy Refinance
We were looking to refinance in order for new flooring and other home improvements. We were impressed by the communication with Home Loans Today to let us know what we had to do. When I had a couple questions, they were easy to get hold of, and clarified the process. I've refinanced a few times in my life, and this was by far the easiest transaction I have experienced.

Working with Jody at FBC was a great experience. We got a great rate with low closing costs. They were organized, efficient, thorough, and cheerful. It was all done electronically and the notary came to our house. They never dropped the ball. It was easy and fast.
Karen's Tip: Lots of documents are required for home loans and refinances. Be ready to move fast; paper documents need to be scanned and uploaded to their secure website. The website was clear and well-organized.

Roger's Tip: It might be helpful i you provided a comprehensive list of the extra documents typically required for self employed clients. I would also have appreciated an explanation letters templet. Having these two items from the start would save time for both the client and your office staff.

Jody could better serve his clients by providing explanations to common questions up front. On more than one occasion, after we would have a conversation, he would send a document that contradicted what we talked about. Each time there was a simple explanation but that would have been easy to provide up front. In fact, in one phone call about escrows Jody even said "customers always question this". If customers always have a question about it, then why not answer their question up? For example, when Jody send the closing documents, the amount to close was significantly more (nearly double) than the initial disclosure. Naturally, I had a question about this. In the end there was a simple explanation that they had not pulled an updated payoff amount for my current mortgage. I feel Jody could have relieved any confusion by pointing this out up front instead of me having to read through the documents, spend time comparing them and then calling him for an explanation that he wasn't quite ready to give. Even when I called, he still did not realize it was an issue of having the incorrect payoff amount. Instead he sent an email with big block letters, red bold face and yellow highlights explaining items that had nothing to due with the issue. It was a little silly since I felt like I was being YELLED AT through email. Ultimately, the final closing amount was $1,000 less than the original initial disclosure. Again, there were simple explanations for this that just needed to be provided up front instead of having to go back and forth and spend time comparing documents. In the end, I received a competitive rate so I'm satisfied but it would be hard for me to recommend Jody to family and friends. Working with Home Loans Today was super easy and convenient. I worked with them for a refinance. The overall process was quite smooth. While shopping for the rates, they were offering me the best rate available in market. After opting to go with them and locking the rates, I changed my mind and instead of going with lower rate with an associated closing cost, I chose to select lender paid closing costs. They changed the option without any fuss. Closing was quite smooth. Documents were requested in mail and uploaded on portal. Not much hunting around required for any non conventional document. Whatever they required, I had those handy. They were also flexible to include my supplemental tax bills under escrow

I’ve refinanced at least 10 time and this time was by far the best. Within 30 minutes of sending an email, I received a call from Jody regarding home loans and refinancing my property. I asked lots of questions over the phone, all answered with confidence. Then once I got off the phone, I had additional question. I sent an email with questions on my options, rates, cash out, loan terms, various savings ideas. All my questions were answered within 12 hours. Then as soon as I locked in, things moved ahead smoothly and quickly. I was happily able to lock in at 3.5%, fixed for 30 years with no cost and credit for my appraisal fees. First time ever! I’m extremely gratefully and appreciative for the work of Jody Watters and Bonnie Pater. Highly recommended!

I've done many refi's over the years and I have to say Jody was great to work with. We watched rates together for several days so we could get the best rates and lender credits. Once we locked both Jody and Bonne were awesome in working with me to gather up all my paperwork and get everything squared away so that my refi could close on time without any issues. It was an outstanding team to work with, especially Jody and Paula were very helpful throughout the process. Very straight forward to explain what documents required and why. Always helpful and regardless what time you would call them you would get a response right away or within an hour. Amazing team! Absolutely recommended. You guys rock! Keep up the great work! As far as rates go, if you follow Jody's lead he will help you lock down at right time with right rate. BoA or Chase or other bank would not be able to offer the rates any near than FBC can offer you. So just work with Jody and follow his lead.
