LOAN PROCESS
THIS COMPANY WAS AN EXPERIENCE THAT I WILL NEVER FORGET. THERE WERE SOME UPS, DOWNS, AND CURVES ALONG THE WAY. FOR THE MOST PART IT WENT BY SMOOTHLY. ALL INFORMATION WENT THROUGH. QUESTIONS THAT I ASKED WERE ANSWERED. EVERYTHING WAS EXPLAINATORY. THERE WAS HELP WHEN NEEDED. THE ONLY COMPLAINT I HAVE IS WHEN IT CAME TO CLOSING, THE DAY OF I WAS ASKED TO PRODUCE INFORMATION THAT WOULD TAKE MONTHS TO GET. IF I WAS ADDRESSED IN BEGINNING OF PROCESS, ALL PLANS WOULD OF WENT WELL. THERE WAS ONE PARTICULAR STAFF BY THE NAME OF LAURA DAVISON, PHENOMINAL SHE IS. SHE DID HER JOB WELL, SHE ASSISTED AND REASSURED ME OF WHAT INFO I NEEDED. SHE TOUCHED BASES ON EVERY TIP. SHE WAS VERY GENUINE AND PROFESSIONAL. THANK YOU

Experience with FBC Mortgage
I had nothing but frustration using FBC. No communication, no assistance, no response to questions. I even received a call from someone on a Saturday evening at 10:30 for backup information. Because of their lack of professionalism, my mortgage rate was higher than expected because they did not lock.
LINDA's Tip: Think twice before using them, even if you are told they and Maronda will pay your closing costs. You will not know what to bring to closing until almost closing day.

Valued customer
This is a follow up from a previous review I left. We were contacted by the bank with sincere apologies. After a long conversation we have been left satisfied. We understand that there are times of miscommunication and also human errors do happen. Knowing that we are working with a bank who truley cares really makes a difference. I honestly don't believe any other bank would have taken the time out to call us and apologize and listen to our concerns. This simple phone call really made us feel valued. So yes - it was a stressful experience but having a caring team was a wonderful unexpected touch.

Missed opportunity
This could have been an easy transaction, but it wasn't. In the beginning we had many questions regarding our situation- which involved relocating and starting new jobs. After the initial interactions- which were great we had additional questions which we placed several calls to both the loan officer and processor for -these phone calls would go unreturned. Finally, toward the end, our calls would get returned. We asked several times if they had everything they needed, and were assured they did. We were upfront about our moving situation. A closing was scheduled - we packed our house up, hired movers, let our lease expire. We thought we would be moving into our new home. We went to our new city ahead of the movers by a few days to get ready. The day before we were scheduled to close we were told that the bank over looked a detail that would not allow us to close. Not only could we not close but we wouldn't be able to close for another 3 weeks. We were left without a home, without our belongings, with a need to rent a storage unit. This was not a minor detail. We were left homeless with a small child. It was devastating. Thankfully we were able to stay with relatives but the added expense of the storage unit and movers for a second time were very unplanned. After the screw up jennifer was exceptional. I wish she could have been so prudent to start with, maybe we would not have had the issue we had. It's hard to recommend someone after they over looked a major detail. Maybe because of us it won't happen again. Hopefully not.

Just Communicate!
Our biggest problem was a huge lack of communication from people working on our loan. Not sure who it should've been but trying to get answers to questions took forever, and getting emails to e-sign with no info or timetable threw things off for us. Just tell people what's going on so they know what to do! Simple communication could've made this a much better process. Because of how poor they communicated and the frustration we had to deal with, I wouldn't recommend them to a friend.
Shana's Tip: Devi and Jennifer (loan officer and processor) were friendly and easy to work with, however getting emails and info from lots of different people and not knowing who to contact caused problems for us.

Not the best experience
Calls not being returned and having to call other personnel within company to get answer to questions. Redundancies of sending same information multiple times such as 3 to 4 times. Being talked down to in a disrespectful manner. Not have clients attempt to get a 12 year old hub 1 form when the past 60 months is required.
Jearold's Tip: Have the loan officer and processor answer calls or at least return the call after multiple attempts to speak with them.

Jennifer is a nice person, when you have the chance to contact her. It took a few months to get all the info and an appointment that we wanted since we are not familiar with the US legal mortgage procedures, this being our first US house acquisition ( which are very different than the ones in Canada), and both my wife and I wouldn't accept to sign all these legal documents without explanations by email. Our Maronda Sales Person (Fawn) had to communicate with Jennifer on various occasions so we could get some feedback. Jennifer might have too much on her plate, and have a hard time keeping up closer with her customers when required.

No Communication
Jennifer Wheeler is a poor excuse for a Loan Officer, this was my 1st Home Purchase & She NEVER responded to any emails or phone calls, finally after several attempts then she'd report back to me. I had questions with no answers, had to find my own answers from my Realtor or family members. Unprofessional & I would NOT recommend her for anything!!! Also my loan processor changed 3x... that was extremely frightening... had to give all my info to several people 3 separate times because no-one had my stuff! Absolute Horrible experience !

Processor efficient/ Not loan officer
Loan officer very disorganized, never had my file handy. Did not return calls/emails in timely manner. Waited until last minute to communicate important matters and only when questioned. In contrast the Processor was great, very efficient.

Our experience with FBC
Jennifer Wheeler walked us through this difficult process with sensitivity and professionalism. The loan was completed as was discussed, and though we as borrowers found reason to be stressed, our loan officer found ways to allay our fears. I would recommended FBC to anyone buying a home.

Disappointing. Not sure it was as much Jennifer's fault as it was underwriting, but still a bad experience
We chose FBC because our builder was associated with this lender and utilizing them resulted in no closing costs on our part. However, the turmoil, the miscommunications, the repeat document requests, the fact the incorrect amount was even requested for closing and a refund to us had to be issued. The fact there were definite communication issues between the lender and the title company created a horrible experience. I would not use this lender again...............

Not a great customer centric experience
Over the 5 month process, emails and phone calls were rarely returned in a timely manner and often times not at all. We were told that we 'chose to float our rate' and not lock in. Funny thing, this was this was the response received to an email chain that was 2 weeks old with multiple requests for information that was not responded to. If you know that emails hit your junk folder, mark the address or check it. Understood that folks get overworked, however the customer experience is what people remember in the end. Unfortunately, our neighbors had the same poor experience. Tanya on the other hand was very quick to respond however had to depend on the loan officer for certain items.
Chad's Tip: Constantly follow up in writing and request a response after each email.

First Time Home Buyer
I had an AWESOME experience working with FBC Mortgage professionals!!! Everything was smooth and easy sailing once I was notified of the documents needed for processing. My loan officer and loan processor were very friendly and straight forward on directions and well knowledgable in the home buying journey. I want to really thank Jennifer Wheeler for all of her hard word and for really going the extra mile for me and my family. This was a tough year for us because my wife ended up in the hospital during the loan process for over a month and the Doctors weren’t sure what the results were going to be, but with lots of prayer she pulled through. I was so worried at the end of the loan process that we might not get the new home she picked out, but with the help of Jennifer Wheeler and Tanya Bonilla the processor they both made our 2014 a great start and thanks again to everyone who worked on our loan we love our new home!!!

John's Tip: make sure you are aware of the entire process specially if you are a first time home buyer. Also, always ask for the alternative if things doesn't go as planned to let it just happen.

Jennifer and Tanya were awesome to deal with and I would highly recommend them. My biggest complaint was that the underwriter took 4 weeks to give an approval for my loan. This in my opinion was excessive and I almost withdrew my loan because of it.
