The experience we had, was really first class. We felt like family from Day 1, and our Loan Officer was very informative and answered any questions we had. It was a very nerve wrecking thing to wait to see if you were approved. he was great to provide stories of past experiences. That almost eased my fears. Hats off to him for giving us the support we needed while going through this process. The ladies (Tonya Bonilla, Janee Wasierski) I worked with as well were always so nice and were quick to answer any questions I had as well. And made sure I understood why there were certain items being asked of.

This loan had some massive ups and downs. It took 3 1/2 months to get the deal closed. We had issues on top of issues with the processors namely jenny and Rachelle Rucker. They removed jenny and put rachelle on our account and somehow it was worse. She constantly requested some divorce paperwork that she said were important. When it was all said and done that document and all the time wasted on chasing down this document that was not needed at USDA we lost an entire month and almost had the sellers walk multiple times. She constantly was telling us she had filed with USDA on one day and it was actually filed on another. At one of these times we lost 5 days alone. She constantly avoided calls from me and my agent as well. By the end of the loan we had to go to her boss to get this loan done.If I had more resources I would have dropped this loan midstream and found a different provider. We had things pop up during the process that caused delays on my end but honestly im a first time home buyer and some things caught me off guard and I didnt have documentation. Overall im grateful this loan went through and im excited to be a homeowner but seriously this was the most stressful 3 months of my life dealing with this loan. I was very happy with james maddox he really did the best he could under the circumstances.

It came down to the wire on closing because of last minute documentation that was requested. Very stressful. We did mange to close, but late than originally planned.
Elizabeth's Tip: Be sure to ask about ALL potential documents needed for the load. I had to provide tax returns that had not been asked for on the day of closing.

Absolutely loved working with James and FBC. We had a ridiculously compressed time frame (20 days?) and a bizarre property (separate rental unit, 5 kitchens on the property) but y'all managed to make everything come together, even when the mortgage insurance company balked at the last second.
James's Tip: buy a normal house!
