I like the fact that although my debts to income ratio looked like I would not qualify; the loan officer asked me for receipts and other paperwork that showed that my expenses were a one time occurrence. I have had lenders in the past whose underwriting department did nothing to work with me and just disqualified me yet I was able to find a mortgage lender similar to FBC that worked with me and helped me to refinance some of my mortgages, pay off car and credit cards debts and took equity from some of my properties to pay up my rental condos in full thus enabling me to have less debts and therefore, qualify to get the mortgage I seek.
Glena's Tip: Keep your debts to a minimum and once prequalified, do not go out and make big purchases. While you are going through the loan qualifying process, do not move large sums of money around or accept large sums . If you do accept large sums, the underwriter will require a gift letter signed by you and the gift giver.

Efficient mortgage process
Greg was extremely helpful and friendly in guiding us through the mortgage application maze. This is not my first mortgage by a long shot but things have changed immensely since the 08 meltdown .
Jon's Tip: Be very thorough in compiling your financial records including recording where your funds come from for down payments and miscellaneous bank deposits.
