I had a complicated situation and Ann and Vivian were amazing with immediate responses to phone calls and emails. They navigated my FHA file with a previous short sale, bk, prior low appraisal, FHA case transfer from different lender, and unique rental situation like professionals. When I introduced the FL Mortgage Credit Certificate Program to Ann, the entire office was approved for the program by the end of the day! The closing was in another city because the sellers had relocated and all docs were there in the early morning and it was super smooth. I can't say enough good things about Ann and Vivian and highly recommend. Im a homeowner again! :)
MICHAEL's Tip: If you are transferring an fha case # from a prior lender,start early bc it can take up to 2 weeks for turnaround from fha/hud, which is out of the lenders control.

Ann helped us get a mortgage for our home purchase. We did most of our correspondence through email. She was great to work with. Answered our questions quickly. The rate was great (2.5% for 15year loan). And no surprise fees or anything.

Professional and Smooth Refinance
I was a bit skeptical about using an "online" mortgage service for my recent refinance, but the professionalism and time that Ann Kelly took to answer all my questions put my mind at ease. Ms. Kelly was helpful and available every step of the way. She provided all the options and refinance choices and explained them all clearly and in detail. Home Loans Today also provided the best rate I could find at the time. I also choose to use the mobile notary signing service suggested by Ms. Kelly and the person that came to my home was also professional and helped us discover some errors in our paperwork (that we fixed the next day by Home Loans Today). Overall the process was painless (as painless as submitting and signing several hundred pages of documents can be...) and professional and I highly recommend Home Loans Today.

Very competitive interest rate but agonizingly detailed application process
The loan officer, Ann Kelly, was excellent -- very friendly and very professional. FBC Mortgage, doing business as Home Loans Today on the Internet, is a direct lender but they apparently do not usually retain the loan or the loan servicing. The loan approval process was much more detailed and nit-picky than necessary in my opinion. Our loan/ value was 0.363 (275% equity)with a high credit score, yet there were many requests for additional documentation. My conclusion is that the underwriter was inexperienced and was requesting extra information to avoid making a mistake.
Shuler's Tip: Have all of your financial information well organized and be prepared to provide tax returns, 1099 forms, pension information, etc.

Home Loans Today and Ann Kelly were very easy to work with. Not only did they have the lowest rate for my situation, but the process went quickly and smoothly which is often difficult because I am self employed and more documentation is necessary for refi's. Ann (and everyone) was very responsive.

Ron's Tip: Financing these days requires mountains of documentation and questions...the quicker you respond, the quicker your loan will likely close. This processing team did their job well.

Homes Loans Today offered the best rate with low closing costs. Ann was friendly and courteous through the entire process. She always followed up with answers to my questions quickly. I started the process in late Nov and closed right after Christmas. The title agent said it was a remarkably easy closing. I would definitely recommend Home Loans Today!
