Most Awful Experience of my Life
To Whom it may concern: Getting this loan with FBC was a preferred lender from where I was getting the house from. Had I known this would be how it was, I would have eaten the closing costs and gone with another lender. This was the most awful 2.5 months of our lives. We started the process right away after choosing our home by getting prequalified, which we were prequalified for with no issues. Jorge seemed pleasant but was always bragging about how he never misses a closing and he can get any loan approved. We then submitted all documents needed by FBC 2 days later. We continued as weeks past to check in with our lender to see if we were on track for closing, needed any more documents, etc. We were told, "no, your good", "no worries, everything looks great" 2 weeks before a proposed closing date, the lender tells the closing coordinator that we aren't even close to closing and that this loan is marginal and tricky. He then calls us to let us know that he needed an exuberant amount of more information and documents, and that there was no way we were going to qualify if we didn't bring in more money or pay more things off (even though we prequalified with no issues or concerns). The closing got pushed. As the weeks past, there was lack of communication. We would call to ask questions, no answer for days. Text and no response for days. Email, no response. We had 2 other people also involved that we could contact, no responses. But when they needed something everytime, they would call us or email at 5pm and say "we need this immediately" or "we need this by tomorrow AM", and we always completed the task and were VERY responsive to them. Then, a month later, closing week comes. No mention of anything being delayed until that Wednesday, "no clearance to close this week, will not schedule until out of underwriting". So, the following week gets scheduled and even on day of closing, we spent from 10AM- 6pm in Tampa waiting to close due to lack of communication at FBC. They never apologized, they never cared, and even on day of closing, they were unresponsive and non-communicative with us. This was the most painful process of my life (and we had bought a home before). Our lender was also very rude to us, said things like "you guys are lucky if I even get this done", "lucky to get this house", "you are marginal", "you should be thankful I was even able to get this done." He talked down to us and made us feel like we were awful people.

Jorge did an outstanding job and went over and above to assist us when the Closing went South. Hadn't have been for his inserting himself into the mix after 6-hour delay, our Closing would have been the next day and we would have had to call our Moving Company to delay move in to new home.
David's Tip: Lender and Builder need to have HUD and CO in hand at least 2 days prior to Closing. Due to failure on the part of the builder this did not happen and caused Jorge to have to circumvent the system at the 12th hour to resolve. Should not have been his problem. Jorge saved all parties concerned with his timely intervention.

VA Construction Loan
I would recommend FBC and the Tampa office in particular to anyone looking for a VA construction loan. Jorge's staff was always pleasant to work with; knew the technical ins and outs of the task and always kept me informed and up to date! Even after we closed, they stayed in contact until the construction was complete and we moved into the home. You couldn't get better service than they provided.
James's Tip: VA Construction Loans are complicated and cumbersome. FBC is an excellent Mortgage Banker to help you through this.
