I needed a loan for more than my DTI would allow based on my personal income. Since I am co-owner of a company, I was able to use my company's assets/income as consideration for my loan amount. Dan Stenham and his team were able to get my loan approved for the amount I needed when many other lenders simply plugged in the numbers and denied my loan without any consideration for the assets of my company. Most importantly were the expenses paid by my company that added to my personal debt for other lenders, but FBC worked hard to show they were company debts based on the company making the payments. Thank you, Dan and team.

Great job.. again!!
This is my third mortgage through FBC, and undoubtedly the most problematic. Despite all of the problems, everything went as planned, largely due to the efforts of Emily Gosche and the rest of the FBC team. We couldn't be happier with FBC and will continue to use them for future transactions.

We had issues getting approved from other lenders, but FBC mortgage got us approved. So I'm very pleased with what they were able to do.
Kristopher's Tip: Better communication, the process could have been more smooth. It was frustrating to get e-mails saying that something was needed by 4pm when I get the e-mail at 2pm. I also think it would be better to tell future clients everything they need and not wait to tell them they need something.

Absolutely love them; they are amazing!
I had done pre-qualifications with other lenders before only to result in them saying "yes you qualify; however because you have student debt..." and then they would go on about a string of extra loops I'd have to jump through to get the loan. This lender was not like that. They took everything into account including my student debt and good credit history and made it work without the extra hoops. They took time to explain everything; my contact Sam was amazing in answering every question I could possibly have and calmed my nerves through the whole process and was on top of ALL of it from my realtor, to my HOA, to my home owners insurance... and now my husband and I have the house of our dreams!
Jill's Tip: Good credit is important and communication is key! No question is too small; it's a big decision -- make sure you have all of your ducks in a row and accounted for!

Second time as good as the first
This is the second mortgage we have gotten with FBC. Both times Emily and James were great to work with. Everything was completed without an issue and the communication was great. They made the entire process stress free. We will definitely come back for our next mortgage.

Excellent Service - A Rare Find!
After another lender dropped the ball and I had to walk away from a property I had really wanted to buy, I was referred to Jamie by my realtor. Jamie called me back within the hour, which is odd because it was after 6:00 p.m. on a Friday and James was actually out of state on vacation with his family. This was not a huge loan - less than $175,000 - yet I was treated as a valued customer at every step of the process. Calls and e-mails were returned quickly, information was shared in a timely manner and I felt involved in the process, as opposed to being processed. Although I hope this will be my final home purchase, I will not be shy about recommending Jamie Hodge to others. He truly made the entire process smoother than I anticipated!
Bradley's Tip: Be forthcoming with all information no matter how much it may not seem important. We changed loan types from FHA to VA mid-purchase to get more favorable terms. i had originally forgot (!) to tell Jamie I was a veteran. Info that would have saved me some stress if he had known...

Through my past experience professionally and personally I am very aware of how stressful the mortgage process can be. The loan officer is the one person who has the greatest impact on whether the client experience in the end is a positive or terrible one. In our first meeting with Jamie, my wife and I were very confident that he would provide us with expert advice, he would work with us and for us to achieve our goal, and that he genuinely cared about what was best for us. We can honestly say that Jamie and Emily exceeded those expectations. They turned a typically difficult process from complex to simple. They were a pleasure to work with and were available anytime we had a question or concern. Jamie was extremely knowledgeable and covered all FBC options and solutions that made sense for our situation. He was very attentive, listened to what was important to us, and customized numerous options for us until we were 100% satisfied. He provided us exceptional service by letting us know all the options we had and took the time to explain any complexities and highlighted reasoning behind them. FBC lending should be very proud to have employees like Jamie and Emily. My wife and I greatly appreciated their professionalism and expertise. We will definitely be calling them in the future when we decide upgrade.
